Bridgeway Villa Bridge and Adjacent Property Electrical LayoutFebruary 5, 2019FountainsThere are four fountains belonging to our community. Each has a timer control for the pump and a timer control for the light. Fountains are set to run from 10 am to 10 pm in season and 10 am to 8 pm in off season. There is a single timer for each fountain that controls both the pump and lights. A photocell turns on the lights at dusk and goes off when the pump timer is set to go off Fountain sprays and light water depth/intensity can be adjusted.?They are maintained by Solitude Lake Management (Fort Myers: 239.466.0403).?? The document to the right is the original proposal from Solidtude and an example of the quarterly inspection report.??The property manager is responsible for ensuring fountains are in working condition during the weekly inspection. North and South FountainsNorth Fountain?(fountain #1 at front lake north of bridge)The north fountain has a Faradyne, 4 inch oil filled 5 HP pump, most likely model FM4305031A, with 4 lights and a 3-tier nozzle, now is powered by an external Franklin Electric 2821138110 - 5 HP –Single phase -230 volt - Standard Control Box and Intermatic T104 mechanical timer.South Fountain?(fountain #2 at front lake south of bridge)The south fountain has an SEI 4 inch oil filled pump, likely model M4-050-230-3W, which is a 5 HP single-phase 230 volt fountain with 4 lights and a 3-tier nozzle and is powered by an SEI controller, likely model SEI CSCR-050-230, and controlled an Intermatic T104 mechanical timer contained in the Allied Molded fiberglass box. Note that both north and south pumps operate with capacitors – Run cap 40+40 mfd and Start cap 250-300 mfd . ??Controls are located under the bridge on the north west corner. The electrical vendor is Craig ElectricalElectricity to the community, bridge and entrance island is provide from a meter, power panels and control devices attached to the wall at 677 Bridgeway Lane. Wall Photo, approaching the bridge, next to 677 Bridgeway LaneThe meter to the left in the above wall photo is the origin of power on this wall. The large white box to the immediate right of the electric meter is Panel A, the main distribution panel.Inside the cover this panel is marked “Panel A Fountains, Main, Front”. At the top of the box are two master circuit breakers each rated at 125 amps at 120 volts.Breakers 1 and 2 on the left side was marked Fountains and each are rated at 100 amps.Breaker 3 on the left side was marked “Rec. this wall” and rated at 20 amps controls the landscape lights to the west.Breaker 4 on the left side was marked Calasac Island and rated at 20 amps. This does NOT control power to the island.Breaker 5 on the right side was marked “Time Clock” and is rated at 20 amps this is the primary entrance island power breaker, it is controlled by the photocell to the right of the tan GE timer to the right of Panel A.Breakers 6 and 7 on the right side were marked “Sprinkler Rec.” and each rate at 40 amps. These breakers power the street lights at the west end of the bridge and the four street lights on Myra Janco Daniels at entrance to Bridgeway Villas. Breakers 8 is rated at 20 amps and is unmarked, it does not cross the bridge.Breakers 9 and 10 are ganged and rated at 60 amps and are marked “sub panel to Fountain #3”.Below is a photo of the same panel as above only painted as of January 31, 2019 and relabeled.The lower 20 amp breaker on the left was labeled Calasac Island but now is not labeled as it is unknown what this circuit is used for.The top 20 amp breaker on the right has been relabeled as Entrance Island Power, this provides power to the Tababuia tree and the entrance island.The two ganged 40 amp breakers provide power for the street lights on the east and west of the bridge.The 3rd breaker, 20 amp, is unmarked because its use is unknown. The 5th and 6th 60 amp ganged breaker is labeled “Sub Panel Fountain #3”.To the lower right of the Panel A in the Wall photo above is stainless steel Vista Professional Landscape transformer rated a 600 watts at 16 volts. Immediately to its right is a box and conduit snaking up to a box at the top of the wall. This box has an attached a photocell that controllers the Vista landscape transformer below, and provides power for landscape lighting for the north side of the community from the bridge to about halfway down the street.?In the upper right of the above wall photo is a tan GE timer box with a photocell on its right-hand side. This photocell controls power to the entrance island, tree lights, sign lights, up lights and power for the Rain Bird irrigation timer. Timer is wired with power but there is no connection to its output terminals therefore it is not used.In the Wall photo the small white box with a hasp on it, below the tan GE timer, contains two 20 amp auto reset breakers, these are breakers for the street lights powered from Panel A. The white box in the extreme right of the Wall Photo above In the Wall photo above contains three 20 amp circuit breakers that that a labeled #1 AO, only this breaker is connected. Breaker #3 is labeled “Inside Post & Bridge lights” and the third breaker labeled #4 is labeled “Entry lights” are both disconnected. The power to this box is tied to the 2 40 amp street light breakers and the 20 amp breaker immediately below them in Panel A. Cabling Under the BridgeWest End of the BridgeElectrical power passing from the wall panels at 677 Bridgeway Lane through conduit underground east toward and through the bridge abutment to a west side junction box (light gray attached to bridge) and on to the east side of the bridge. This appears to be the primary 120 volt switched line feeding power to the east end of the bridge and on to the island it is thought that this large conduit contains both a switched circuit and unswitched circuit providing power to the entrance island, power to the north and south fountains and telephone lines. The two smaller line coming off this junction box power lines go to the Vista Landscape Transformer to the left in the picture above. The line going east from the junction box above is a switched line that powers the Vista Landscape Transformer under the east end of the bridge. There are various other small lines the purpose of which is unknown. Other black wire powers the bridge can lights from two small Intermatic PX300 transformers under the ends of the bridge. Controls, pictured below, located under the northeast corner of the bridge (each having been marked with number and description)#1 - This timing mechanism controls the outlet for the Christmas lights for North railing of bridge#2 -?This timing mechanism?controls the 4 outlets beneath the Tababuia tree at entrance (used for tree Christmas lights) No the quad outlet below the Tababuia tree is controlled by a photocell at the wall at 677 Bridgeway lane.A GFI outlet located at the southeast corner of the bridge is primarily used to power Christmas decorations on the south railing of the bridge. This has been removed.An outlet at entrance just behind the sign is?permanently "hot" and for general use. No, This outlet is not powered and has deteriorated.The image above shows to large Allied Molding Products boxes at the north west end of the bridge which contain the north and south fountain controls and times, the darker gray box to the right of the fountain box is a Square D electrical distribution ( 6 breakers, 2 @ 50 amp, 4@ 20amps), Only two 50 amp, neutral and ground lines pass to the fountain controllers and for the stainless steel Vista Professional Outdoor Lighting low voltage transformer that produces 12 volts AC for LED landscape lights. The timer above left of the Square D box controls the utility outlet on the southwest abutment side of the bridge. The timer to the bottom of the Square D panel controls the utility outlet and on the north west abutment of the bridge. The smaller box in the corner is a low voltage transformer for landscape lights that does not appear to be connected. The Intermatic T104 mechanical timer attached to the concrete bridge abutment in the extreme right of this photo is not connected.The messy organization of the wires under the bridge resulted over time as addition circuitry was added and hobbled together. The smaller power line conduits under the bridge appear inoperative in that no current is sensed in them. They are possibly low voltage phone and Comcast coaxial lines.As you look east the conduits continue to the east abutment.East end of the Bridge The view above is of the various conduits entering the east bridge abutment and the large one carries power to the street lights and switched and unswitched circuits providing power to the entrance island. Mounted on the east end of the bridge is a Vista H900T 600 watt landscape lighting transformer, an Intermatic PX300 14 volt, 300 watt transformer and GE timer all operating from a photocell switched line running along the out edge of the bridge. The circuit that powers this complex controlled by a photocell mounted on the side of the tan GE timer on the wall at 677 Bridgeway Lane. The stainless steel Vista transformer powers landscape lights on both the north and south side of the east end of the bridge. The Intermatic PX300 is attached to low voltage wires leading to the bridge can lights, evidently the Halogen par 36 lights draw so much current that transformers had to be installed at both ends of the bridge and the 8 lights divided between them.The photocells attached to these boxes do not appear to control their operation. Breaker Box at 623 Bridgeway Lane.The 2 images above are the circuit breaker panel and timer control. The?circuit breaker box on wall in front of 623 Bridgeway LN. Inside are labels for main, street lights (unknown which), lake pump, fountain light, and fountain #3. Bob Julier thinks it is just for street lights.Irrigation SystemThe Association is responsible for sprinkler lines that service the areas outside owner’s front gates. Thompson Landscape services our irrigation system. Owners are responsible for maintaining the irrigation system that services their property behind the front gate. An underground 24 volt solenoid valve for each property is located next to each driveway or other location. The owner’s sprinkler timer controls the operation of the solenoid valve. The Rain Bird Timer on the entrance island is powered from the duplex outlet immediately below it.The image below on the left is the main irrigation controls for the community common area is located on the wall to the right of unit 650.The bottom image?on the left?is the main irrigation (non-potable) shut-off valve to our community. It is located beside the path leading to Bay Villas. Turn the wheel clockwise fully to shut off the water.The image below is of the Rain Bird ESP-ME on the entrance island, it provides irrigation for the Tababuia tree and area ground plantings.Water (potable)Maintenance responsibility:?The Association (or the utility provider) is responsible for water lines up to the shutoff at each lot generally located in a front corner of the garage.? The lot owner would be responsible for the valve and all the piping into and throughout the house.? Same for electric, etc. ?The utility company would be responsible for water lines and electric under the pavers.?? The only thing the Association would be responsible for are sprinkler lines because the utility lines usually end near the main road.??Landscape LightsThe landscape lights (LED 12 volt AC) are maintained by Nightscapes Landscape Lighting-Todd Waggoner ?239- 649-6940.?They perform periodic checks to see that the lights are working properly.?Eco Friendly Electric- Bill Orr- ?813 -777-1402? did electrical work on majority of landscape lights.Street lights and landscaping lights are controlled by transformers, timers, and/or photocells. Each transformer (unless noted below) has a photocell unit attached which causes the lights to turn on from dusk to dawn. When lights are on during the day it is usually due to the photocell being obscured by landscaping. Lights on the island are further controlled by local photocells. The image below is of the east side of the entrance island and is the photocell that at one time turned on the lights to illuminate the sign at dusk, the photocell and box below it have power but do not operate the deteriorated fluorescent sign lights. The Bridgeway Villas sign, as of January 2018, is illuminated by two 13 watt 12 volt LED flood lights that are powered from the photocell controlled quad outlet under the irrigation controller (Rain Bird ESP-ME) located on the north side of the island.?The image below is the Rain Bird model ESP-M irrigation timer powered by the duplex outlet below it. The Quad outlet below the single outlet is controlled by a photocell at the top of the Rain Bird. The new LED entrance led lights are plugged into the lower quad outlet below the Rain King water timer.The image below right is the irrigation controls located under the?Tababuia ?tree.. Outlets at west end of entrance islandIn the image below are:-? a quad outlet on the far left has power controlled by the island photocell at 667 Bridgeway Lane. -?a double outlet in the middle (Christmas lights for the Tababuia tree) controlled the island photocell at 677 Bridgeway LN. In order for the Tababuia tree led lights to operate they must be plugged into the photocell controlled quad outlet, the led Christmas lights trip the middle GFCI duel outlet.- a timer with photocell on top activates the landscape up lights around the edge of the island illuminating the tree (timer is not active) the timer box is powered all the time.Lighting controls on the wall of 623 Bridgeway LN.The images below is the landscape timer for the west side of the community?????Lighting controls on the wall across from 629 Bridgeway LN.This timer below controls two nearby up lights.. Street LightsThe street lights are maintained by Nightscapes? Susan Pohlmann has replacement bulbs. Street lights (Hanover brand)?were purchased from?Brightlights LED's Inc. 3720 Sunland Lane Estero, Fl, 33928 ?239- 994-2484 .?Donald Craig Electric Inc.?239- 450- 0961?installed the street lights and has done other electrical work on the property.In the image below there is photocell on the left gray box at the top of the wall located near 677 Bridgeway LN which controls the landscape lights to the west of the bridge. In the image above are the controls at 677 Bridgeway LN. The tan GE timer box on the right has a photocell on its right side which controls all power to the island and the bridge lights.The photocell at the bottom left of the tan GE timer box controls street lights at the west and east end of the Bridge and on in to the community.Aerating PumpsThese pumps are located in each lake that were installed and are maintained by Pelican Bay Services.Solar panels provide power to storage batteries in two boxes under the solar panels that power three 22 volt aerator pumps.ElectricalThe image below is a circuit breaker panel on the wall in front of unit # 623 Inside are labels for main, street lights (unknown which), lake pump, fountain light, and fountain #3. It may just be for street lights. ................
