We strive to offer quality rental properties. The first step to maintaining quality properties is the screening process. Before you complete the application, we suggest you review the requirements. We will be glad to answer any questions you may have.All residents over the age of 19 must fill out an application, unless the potential resident is the child living with the parents.Towne Realty, Inc. screens credit, rental history, back-ground check and employment verification.Multiple applications for a specific property will be processed on a first come, first served basis. Most applications are received on-line, we encourage each applicant to call and ask if an application has been received for specific property.Application MUST be completed in its entirety. If application is not completed and all required documentation and application fee is not submitted with application, the application process for potential tenant will not be processed. GENERAL REQUIREMENTS:Incomplete, inaccurate, or falsified information will be grounds for denial.$50.00 Non-refundable application fee per applicant.Applicant fees are to be paid on-line when submitting your application. If returning the application directly to the office the application fee must be paid in the form of Cashier’s check or Money order. We do not accept Cash, Personal Checks or Debit/Credit Cards in office. Applicant(s) MUST by be at least 19 years of age.Valid government picture ID, Social Security number for each applicant is required to be submitted with application; you will need to upload this with your application.If approved a copy of your Social Security Card will be made at time of lese signing. Applicant MUST make 3 times the monthly rent, verifiable household income. This amount can be a combined amount. Each applicant MUST qualify individually. 3 Months Paystubs MUST be submitted with your application for all applicants or the application will not be processed.Applicant(s) MUST HAVE verifiable employmentIf Applicant(s) is self-employed a copy of the past TWO YEARS TAX return MUST be providedDenial of one applicant will constitute the denial of the entire application.In order to qualify as a co-signer, you must have a minimum monthly income of four (4) times the stated rent and show no negative credit reports and be a family member of the applicant(s). Co-signers understand they are responsible for the rent and the condition of the property and agree to sign the lease and addendum the co-signer agrees to these terms. An applicant with insufficient credit (example: no credit has been established) and/or rental requirements (example: applicant has never rented from a management company or has never had a lease in their name) but has good employment history may be required to have an additional “Condition Refundable” deposit equal to half or 100% of the rental amount, over and above any other deposit required. “Condition Refundable” is refundable as long as all terms of the lease are followed and no damage to the property or eviction. Foreign Nationals. Persona of a foreign nation must provide a Federal Social Security Number or a verifiable Federal ID number and must possess a current passport.RENTAL REQUIREMENTS:A complete and accurate application listing current and past 2 years rental history with valid contact information. If applicant owned a home during the required 2-year verification period, proof of ownership must be provided. Applicant(s) must not have any evictions.Rental history reflecting past due rent, negative payment history or outstanding balance will be denied. If current or past landlord gives a negative reference or refuses to provide a reference, the application will be denied.Applicant(s) MUST NOT have any past lawsuits, current or pending lawsuits with past landlord.Any applicant currently using illegal drugs or reporting a conviction for the illegal manufacture or distribution of a controlled substance will be denied. Applicant(s) MUST NOT have any prior disturbances, bad conduct or dis-orderly conducts reported by the prior landlord or other tenants.CREDIT REQUIREMENTS:A credit showing no negative reports is required. A negative report is considered items that are 60 days past due or greater, collections, repossessions, liens, judgements, or garnishments. Negative credit can result in immediate denial or additional requirements.Credit check will be run on each applicant. Each applicant MUST HAVE a credit score in the 600’s. If credit score falls just below the minimum required credit score and all other qualifications (good rental history, good employment check, good background check and income qualifications are meet the owner may allow company to rent). If owner approves the owner could require an “Extra Refundable Conditional Fee” (refundable is also subject to property upon move out has no damages and lease rules were followed). A co-signed could also be required. Applicant(s) MUST NOT have any judgments or collections for the following: utilities, cable bills, phone bills to include cell bills, water bills, gas bills levied against them or in collections. MUST NOT have been in default or collections for title loans or rent to own furniture companies. Applicant(s) MUST NOT have had any prior EVICTIONS or LAWSUITS from Previous landlords. Applicant(s) MUST NOT have any past, current or pending damages lawsuits. Bankruptcies MUST be at minimum 2 years old and MUST have a “discharge” status. If “discharge” status is less than 2 years old and all other requirements are meet there could be an additional “conditional refundable” deposit required.
