Developed process for and conducted strategic planning and facilitation sessions for many for profit and non-profit organizations; analyzed the potential for a high level mediation panel for a leading mainland non-profit organization and made recommendations to its Board.

• Insurance – Work to secure insurance coverage and reimbursement for large environmental insurance claims; lead related environmental remediation efforts in conjunction with the Environmental Protection Agency.

• Real Estate and Asset Management – Brought together principals and placed into escrow a seven (7) thousand acre property transaction on Oahu, Hawaii and provided counsel on related asset management, business development and insurance matters; worked with a mainland property owner to analyze planning and marketing issues relating to a large Colorado ranch.

• Environmental – Supervised the interim and documented the ultimate clean-up of environmental issues for one of Hawaii’s largest landowners.

1987 – 1992 JAMES CAMPBELL COMPANY LLC Honolulu, HI

(Formerly the Estate of James Campbell)

Provided real estate, environmental, insurance, trust, and asset management business

and legal counsel and support to Hawaii and U. S. mainland managers for the James Campbell Company LLC, a $2 Billion+ private real estate company with extensive industrial, office, and retail holdings in Hawaii and on the U.S. mainland.

• Dispute Resolution (Litigation and Insurance Recoveries) – Directed and actively participated with outside litigation counsel teams in resolving large and complex disputes and insurance claims in Hawaii and on the U.S. mainland. Managed multi-million dollar litigation budgets including interfacing with electronic billing and auditing functions and the implementation of law firm protocols. Obtained litigation settlements and insurance recoveries well in excess of budgetary expectations for first and third party mold claims, construction, real estate, and commercial matters through litigation management techniques and alternative dispute resolution practices. Took the lead role in tort and contract mediations before some of the most respected mediators in the United States.

• Insurance – Reduced environmental risk through acquisition of several multi-location, five (5) year pollution legal liability insurance programs. Interfaced with multi-national insurance brokers and insurance companies in the negotiation of policy terms and risk protocols.

• Transactional – Maximized income through the disposition of more than 30,000 acres of Hawaii lands including Big Island preservation lands and Oahu and Kapolei area agricultural and industrial properties to diverse buyers; negotiated agreements, managed due diligence teams and prepared transactions for exchange.

• Environmental – Substantially reduced environmental risk on many properties through remediation, risk transfer, disposition, and/or management. Worked with environmental consultants to secure “no further action” determinations and site closure, site solar power use, negotiated consent orders, environmental declarations, and monitored compliance at the EPA Del Monte Superfund site.

• Asset Management – Contributed to the initial and ongoing master planning and development of the City of Kapolei and U.S. mainland assets through management, dispositions, marketing, and by strengthening relationships with area developers

• Trust Termination – Contributing member of management team that undertook and completed the termination of the Estate of James Campbell and the transition to the James Campbell Company LLC. Worked with management and outside consultants over a multi-year time period to ensure the timely transfer of assets and termination of the Trust on schedule and as planned.
