Property Manager’s Report from Paula Granowicz
Hello Everyone:
Spring is around the corner and the Board will be discussing new projects at the next meeting. The biggest project will be to repair and restrain the balconies. The ideal situation is to begin the project in the late April or early May timeframe. I will keep everyone updated as the plans firm up.
Trash cans and recycle bins must be kept inside the garage unless it’s after 5 on the day before trash day and then they must be returned to the garage by the next morning (Tuesday). I will be more diligent about sending violation notices as needed.
Attached to this newsletter is a form to complete for all residents to register their vehicles. If you’re a Landlord, then the renter should complete the form. Vehicles must be moved every 48 hours and if not, they will be towed. I will attempt to contact the co-owner if I can identify the owner.

Greetings Everyone,
Thank you for taking a few minutes out of your day to review our February 2018 Newsletter. As Co-owners of Atwater, we all have a mutual interest in the protection of our investment and the peaceful enjoyment of living in a planned residential community. To this end we are asking for your help in reviewing the policies and procedures as they relate to our parking, pet, and trash pick-up policies. In previous Newsletters we have also discussed the effect cigarette (and pot) smoke has on the neighboring units that have children and non-smokers living in them. We ask that all Co-owners share these policies with their tenants if they are leasing their units as it is ultimately the Co-owners responsibility.
Consideration of Fellow Residents - Noise Control
Please We understand that condominium living can be challenging when it comes to noise levels. Unfortunately, we continue to receive
complaints regarding, but not limited to, the slamming of doors, people banging objects, heavy foot traffic, children running wildly
inside the unit(s) and parties that go on into the early hours.
The By-Laws clearly state in Article VI - Restrictions, section 6.4b that, "No obnoxious or offensive activity shall be carried on in
or upon any Unit or Common Element nor shall anything be done thereon which may be, or may become an annoyance or
n nuisance to the Project other than normal construction activity". The Association can and will enforce the By-Laws by following the the violation process which includes a courtesy letter and then subsequent letters with fines. Residents are also advised to
contact the Lake Orion Police Department and file a complaint should an offense occur after 11:00 pm.
We should all understand that this issue can only be resolved if everyone is aware and respectful of community members.

Attention ALL Co-owners (especially UPPER Units)!!!
Please make sure that the furnace room floor drains (all drains) are checked for standing or frozen water and clear of all debris (see photo below). You can do this by visual inspection, pouring hot water down the drains and occasionally using an eco friendly enzyme eater in the drains. We have had issues over the years and especially in the freezing weather with this floor drain becoming clogged and/or frozen and then water coming up over the drain and flooding the floor. The water can then make its way over the drain pipe and to the unit below damaging drywall, insulation, light fixtures and carpeting.
Please note that this is not an Association responsibility and each unit owner is liable.
Also, please replace furnace filters regularly.
