Landlord shall maintain in good condition and repair, during the Term, the exterior of the Premises and the Building, and all structural components thereof, including, without limitation, the roof but not mechanical services. Landlord shall, at it's sole expense, make all alterations, improvements, or additions to the exterior of Premises, the Building, and the Common Areas that may be required on account of any existing or future laws or regulations, including, without limitation, the Americans with Disabilities Act (other than nonstructural interior alterations, improvements, or additions to the Premises solely occasioned or required by the specific, not simply the general, nature of the business of Tenant and its permitted assigns). Due to the neighboring properties limited street frontage, the City of Springfield Massachusetts requires a condo association be in place for the property. Annual condominium dues are $600 per year and are put toward the parking lot's shared entrance. This amount has been deducted from the total annual rent of $100,000.

TENANT'S RESPONSIBILITIES

Tenant, at its sole expense, shall keep the following parts of the Leased Premises in good repair and shall replace same if necessary: the entire interior of the Leased Premises, including, but not limited to, all plumbing, electrical, heating, ventilating and air conditioning facilities which are in or supplied to the Leased Premises and, all pipes, wiring, motors and other equipment used in connection therewith that exclusively serve the Leased Premises, all doors, door moldings and frames, all windows, ceilings, floor coverings, interiors of all walls, and all appliances, meters, fixtures and equipment located in the Leased Premises, reasonable wear and tear and damage by fire or other casualty excepted. Tenant shall be responsible for providing, and agrees to provide, janitorial services to the Premises consistent with those provided in buildings similar in quality to the Building.

Tenant shall maintain with respect to the Leased Premises, throughout the term of this Lease, a comprehensive general and public liability insurance policy. Tenant shall, at its sole cost and expense, pay or cause to be paid all charges (including any deposits) for gas, electricity, telephone or other services or utilities (other than water and sewer) furnished to the Premises or to Tenant with respect to its operations therein during the Term to the extent that such utilities shall be separately metered and/or directly billed to Tenant by the respective utilities.

Property Management Fee: Tenant shall pay Landlord an administration fee of 7.5% of CAM.
