Applicant shall provide the following information before any request will be processed:

1.Two complete sets of house plans, elevations and sections are to be accurate, drawn to a minimum scale of 1/4 inch to the foot showing all elevations, floor plan[s] and roof slopes. [Plans will not be returned].

2. Two plot plans prepared by a Surveyor or drafting professional, drawn to scale either 1:200 metric or 1/8 inch per foot and shall include the following information:

▪ legal description

▪ all lot grades

▪ landscape grades - front, rear and sides

▪ height of roof above suggested building grade [BG on building grade plan]

▪ front, side and rear yard setbacks [footing setbacks with a solid line and roof setbacks with an interrupted solid line]

▪ drainage patterns

▪ basement window location and indicate if window wells are to be used

▪ entrance locations

▪ driveway locations

▪ decks and cantilevers

3. Properly executed Encumbrance Agreement along with a properly executed Affidavit of Execution.

4. Proof of ownership (photocopy of Certified Copy of Certificate of Title)

NOTE: Plans submitted for approval that do not conform to the setback requirements and height restrictions will be refused. Subsequent submissions and revisions shall only be reviewed upon receipt of a review fee of $250.00.

The applicant acknowledges and agrees that any damage to roads, survey pins, service connections or common property is his/her responsibility and he/she will be financially responsible for the repair restoration or clean-up of all damages.

The Applicant acknowledges and agrees that it is in the best interests of the Applicant, The Owners Condo. Corp. 9311680 and Little Bow Resort Inc., that once construction of a building on a unit is commenced, it proceeds to completion forthwith. The Applicant agrees that if construction is not completed as contemplated below, The Owners Condominium Corporation 9311680 will suffer damages and that the pre-estimate of the quantum of those damages is the sum of $250.00 per month plus forfeiture of the $2,000 construction deposit. (A further $2,000.00 deposit required at that time)

The applicant agrees to complete construction to outside lock-up with all exterior finishes complete and the lot returned to landscaping grade in accordance with the plan provided with this request within one year of the estimated commencement date set forth above.

The Applicant agrees to provide a deposit to be held with The Owners 9311680 in the amount of $2500.00 [which shall not bear interest to the applicant] with this application. That deposit will be forfeited to The Owners 9311680 if the applicant fails to complete construction to outside lock-up in accordance with the plans submitted with this request within one year of the estimated commencement date as set forth above. Further if the Applicant fails to complete exterior construction within one year of commencement of construction in accordance with plans provided with this request, the Applicant will pay to The Owners 9311680 the sum of $ 250.00 per month on the first day of each month thereafter that the construction remains incomplete. Such payments to aggregate to a maximum of the purchase price of the Applicant’s unit, shown as value on the Certificate of Title and shall be secured by an Encumbrance Agreement. The Encumbrance Agreement along with an Affidavit of Execution shall be completed by the registered owner of the unit and delivered with this request for plan approval. This agreement may be registered against title to the unit by The Owners Condominium Corporation 9311680 at it’s sole discretion.

1.FOOTING ELEVATION CHECK REQUIRED BEFORE POURING

The elevation of the footings shall be checked by the Developer!

Who will have the footing elevations checked within 48 hours of contractor informing him of their completion call 1-403-553-3666.

NOTE: Should footings not be ready for checking as requested, or should the elevations be incorrect and require change, there is a $50.00 per hour waiting charge or a $ 250.00 comeback fee.

2. WATER AND SEWER HOOK-UPS

To alleviate any problems regarding the service connections of water and sewer to individual lots, all water connections are to be made by the resident caretaker. The individual owner shall be responsible for digging of holes, laying of pipe and supply of materials. The physical connection of the water line will be done by Mr. Kienlen at no charge. 48 hours prior notice is required . Phone 1-403-792-2169. At this time Mr. Kienlen will inspect the sewer connection and installation. No backfilling shall be done until this inspection is complete.

3. CONSTRUCTION WASTE

All construction debris and garbage is to be removed from the site. Under no circumstances is construction garbage to be placed in the residential garbage bins at the entry to the resort. The Builder and/or Owner are required to keep the lot clean and orderly during construction. There will be no burning of garbage. Builders/Owners found negligent will be back charged for clean-up carried out by the Condominium Corporation. Garbage and debris must be contained on site prior to removal and not allowed to blow and transmit to neighbouring properties. Builder/Owners shall keep the unit litter free and must supply garbage bins on site at their own cost. The Condominium Corporation has authority to clean up the site and invoice the Owner when circumstances warrant.

3. CONFINE CONSTRUCTION AREAS

The spilling of dirt or spread of construction materials to the front or rear of the unit is not allowed. Any damage outside of the unit will be repaired to the Developers satisfaction at the Unit Owners expense.

4. SPILL PILE

There is a spill pile for excavation material. Please contact caretaker for details. Call 1-403-792-2108

5. ROAD BAN

There is a permanent road bad on all internal roads during wet conditions. Please contact caretaker for details. Call 1-403-792-2108

6. REAL PROPERTY REPORTS

To ensure building setback and elevations are correct, a Real Property Report is

required. Upon completion the owner shall supply the Condominium Corporation with an original Real Property Report showing all improvements to the unit, including but not limited to decks, garages eves overhangs cantilevers and stairs.

7. WEEPING TILE

Weeping tile shall be fed into a sump and shall be pumped above ground. Under no circumstances shall weeping tile be hooked to the sanitary sewer. Should weeping tile to sanitary hook-up be discovered water services to the unit will be disconnected until rectified at the sole expense of the owner.

8. WATER METER

The Condominium Corporation will provide a water meter for installation. The water meter shall be installed by the owner’s plumber at the owner’s cost. The water meter installation will be inspected by the Condominium Corporation after installation.
