2019 WCMPOA NEWSLETTER2019 WCMPOA April Board MinutesThe Tuesday, April 9, 2019 board meeting was called to order at 5:35 PM by President Laura Wildesen. This is the transitional meeting for the installation of new officers. In attendance were Laura Wildesen, Stan Wildesen, Bob Coale, Pat Middleton, Bill Albright, Marty Lampner, Jan Albright, Jack McAleer, Adriana Maciey and Gloria Knittle. The March Board meeting minutes were approved.A resolution to approve the incoming Board members was approved. The 2019 Board members are Marty Lampner, President, Jan Albright, Secretary, Bob Coale, Treasurer, Jack McAleer, Roads and Grounds, Bill Albright, Roads and Grounds, Adriana Maciey, Pool and Recreation.Treasures Report (Bob Coale)Bob Coale distributed copies of the March Treasure’s report and he reviewed the specifics of the account balances, revenues and outlays. The board approved his report. Currently, we utilize Wells Fargo and Community Bank for various WCMPOA accounts. A suggestion was made to move all funds to Community Bank. Marty and Bob will be looking into it. The Board passed a resolution naming the new President, Martin Lampner, Secretary, Janice Albright, and continuing Treasurer, Robert Coale as its signers for all bank accounts with the power to execute any needed documents to effect that as well as transfer accounts.Pool and Recreation (Pat Middleton and Adrianna Maciey)Pat and Adriana reported on the following:-Flowers are to be planted soon. -The pool passes have been ordered and will be sent out shortly. - The pump needs to be primed. -A problem has been identified in the boy’s bathroom with the urinal not draining properly. This will be taken care of by Ocean View Plumbing.- Power washing the area will be done.- Trash pickup and telephone service will need to be restarted.Social Reports (Gloria Knittle)-The next community dinner is scheduled for March 17 at the Globe Theater in Berlin MD.-At this time, no one has offered to host the May coffee. It has been suggested to have the coffees every other month to decrease the number of hosts needed.-The pool picnic is scheduled for June 1st.-The community yard sale is scheduled for June 8th.-Happy Hour is slated to resume May 31st.-The possibility of a Kids Party in June is under consideration at this time. No decision has been made.-A suggestion was made to introduce an Adult Swim was made. A possible time slot suggested would be from 11am - 12pm or 2pm – 4pm. More research needs to be completed prior to a decision being made. They have removed their plow stakes from the community.Jerrys Paving is ready to begin the next phase of road resurfacing. The Area 2 phase is slated to being in September.Stan was happy to report that at this point we do not any sink holes in the community.Bill reported that the updated golf cart requirements were sent out to the community in the HOA mailing. Old/New BusinessThe issue of an updated address book for the community was raised. The suggestion to move it to a Drop Box on the Internet was discussed. This option would be easy to maintain as updates could be made as needed. The question of availability of the address book to those who do not have Internet access was raised. Marty Lampner indicated that UPS Store would be able to print one for a nominal fee. The issue of privacy was brought up as to those who do not want their information published. This issue has been tabled until May. Marty reported that an informational meeting of those involved with the Solitude Marina issue is scheduled for May 11th and that a hearing has been granted for our appeal to be heard on July 9th. A discussion on the need for review and update of the WCMPOA Rules and Regulations have has tabled until the May Board meeting.The padlock on the tennis court will be replaced with one that will be programmable. This will allow the code to be changed as needed. Marty and Adrianna will work on this issue.Board members discussed the ongoing issue of speeding in the community and the problem of dog feces not being picked up. Bob Coale and Jack McAleer will work on possible solutions.There being no other business the meeting was adjourned at 7 PM. Avocado toast hasn’t run it’s course and it’s on the menu along with frittas, egg and cheese breakfast sammys and other goodies. The owner, Susan Ryan, and her staff made our group feel very welcomed, so much so that Good Earth is on the list for a future community coffee. She encouraged everyone to come for lunch and dinners, too. (dinner reservations recommended).April DinnerThe Globe in Berlin was the site of the April 17th dinner. The accommodations were perfect as we had the second floor mainly to ourselves giving us plenty of space to mingle before dinner. While our group was smaller than usual, everyone enjoyed the company and the casual menu. After 6/1/19 property owners will be assessed a $100 late fee, per month.?? In order to receive a pool pass, a self-addressed stamped envelope must be included with the dues payment.? Please note that 2019 dues must be paid in order to receive a pool pass. Home owners are asked to please clean up algae growth on homes/structures created by the weather conditions of the past few months. Reminder from the board regarding golf carts:--Driver of a golf cart must be 18 yrs. of age or older.--Drive of golf cart must be the holder of a valid driver’s license.--Golf cart must be covered by an automobile liability policy in the owner’s name and a copy of the policy that includes the golf cart vin # must be provided annually.--A new sticker will be provided annually after the liability policy and vin # are delivered to the WCM roads & grounds representative.--Any infraction of the requirements will result in the assessment of a fine of $100 per day as allowed by the community bylaws. Failure to pay fine will result in legal action and a lien will be placed on owner’s property.--The owner of an unauthorized golf cart will be reported to the Delaware State Police for operating an uninsured & unauthorized vehicle.--Golf carts without proper lighting should not be used on association roads after dark, rules are pending regarding this implementation.Please contact Bill Albright (717-881-2240).
