PET POLICY Revised 3-2017Pet ownership is a privilege and a responsibility. Residents are limited to a total of ONE PREAPPROVED small, well behaved, spayed or neutered, cat per household. If an unapproved pet is in your home there will be a penalty and it is considered a violation of the lease.To get your pet approved please contact the landlord in writing for the procedure. If approved but the pet is not spayed or neutered it is $35 per month. Provide proof of surgery to qualify for a discount to just $20 per month. Every household that owns a cat, must submit to Mark DeBow a registration form within 30 days after such cat was acquired.Breeds (including mixed breeds) deemed “aggressive or potentially aggressive” are not permitted. The following breeds are deemed aggressive or potentially aggressive: Pit Bulls, Rottweiler, Doberman Pinschers, Chows and Wolf hybrids. Any OTHER dog that demonstrates a propensity for dominance or aggressive behavior is indicated by any of the following types of conduct:a. Unprovoked barking, growling or snarling at people approaching the animal.b. Aggressively running along fence lines when people are present.c. Biting or scratching people.d. Escaping confinement or restriction to chase people. Resident accepts responsibility for controlling any pet on the premises and releases landlord from any legal responsibility for the pets’ behavior. If it is reported that your pet exhibited any of the above dominance or aggressive behaviors you will be held accountable and the pet will be seized and removed by the appropriate authorities. Cat and dog owners may be requested to provide verification of spaying or neutering, appropriate rabies and other immunization along with city pet registration license.Pet owners have the inherent responsibility to control their pets, specifically:Control pets from wandering unsupervised and unleashed outside.Control pets from menacing behavior such as chasing pedestrians or bicycles, prolonged barking or howling, , biting people or habitual strayingVoice command is not an acceptable means of control. Extra vigilance is required around children. Pets must not prevent nor obstruct employees or sub-contractors including, but not limited to, any of the following: Mark & Elizabeth DeBow, mail carriers, utility or cable companies, garbage or City workers from performing their duties.Courteous cleaning up after your pet daily on the premises of where the pet is housed. Bagged waste should be placed in the trash can, never use indoor toilets for pet waste or cat litter.Control pets from digging up the yard. Maintain appropriate, humane care of pets (eg. Food, water, shelter from extreme weather, etc). They are not to be left unattended overnight.Wild, exotic or farm animals are prohibited.Friend’s pets are not allowed to stay overnight. The breeds listed above are not allowed on site either.Failure to comply with this policy could result in the loss of your pet privileges. ................
