This is the 40th edition of the Bear Hollow Village Homeowner’s Association Newsletter brought to you by your Board of Trustees. This Newsletter will provide you with an update on things happening in our community and other information.

ASSOCIATION FINANCES

The Association remains in excellent financial condition. We have the following funds on deposit with Chase Bank (as of 9/19/16)…

Reserve Funds $ 323,605.23

Emergency Funds $ 50,274.16

Checking Account $ 36,687.07

TOTAL $ 410,566.46

DUES BILLING SURVEY

We are exploring ways to enhance services to you and to make dues paying more convenient.

Howie recently met with our Chase Bank representative to review options and services available to us.

As a first step, we would like to ask the Owners their preferences on how they would like to receive

their dues Invoice, the frequency of payment they would prefer and the method of payment that would

work best.

All owners are requested to complete the HOA DUES PAYMENT SURVEY attached to this Newsletter

and return it at their earliest convenience as requested.

IRRIGATION SYSTEM TURN OFF

As we begin to prepare the community for winter season it is time to turn off the irrigation system water valves.

All owners that have an irrigation system water valve located inside their home have received a separate Notice

directly from the HOA to turn off the valve by October 9. Owners cooperation is appreciated.

CLUBHOUSE

The painting of the exterior of the Clubhouse has been completed and it is looking great.

We think the interior walls are still in good condition and not needing a repainting at this time.

A non slip cool deck type resurfacing of the concrete area around the hot tub and the connecting area to the pool was installed and it is looking good. We will evaluate how the new surface withstands the winter and then

decide if we should refinish the entire concrete area around the pool also. The slate / tile flooring surface leading from the entry way to the pool gate was also refinished and is looking very nice.

We have added a third treadmill to the exercise room; it is in place and operational. We are contacting

Directv to have them connect the TV monitor on the new treadmill to our cable service. See photo below…

The pool will close for the season on September 21, 2016; the hot tub remains open all year;

weather permitting.

VILLAGE GREEN

The two new built in barbecue grills on the patio’s in the Green are in place and have been getting a

lot of use; we are receiving nothing but positive feedback on this project.

MICE / VOLS PROBLEM

The mice / vols problem we had community wide appears to be well under control. We have directed our

contracted exterminator to remove all the bait stations on the perimeter of and in the community. If we see

a resurgence of trouble we will take appropriate actions at that time.

RED BARN SNOW REMOVAL / LANDSCAPING CONTRACT

The Trustees reviewed the services provided by Red Barn and have decided to renew their

Contract for snow removal and landscaping services for the coming year. Howie will

contact the Red Barn owner and renew the contract.

SUMMIT COUNTY COMMUNICATIONS

Howie reported that he had communications with Derrick Radke, Summit County Engineer and Public Works Director on three matters…

- An owner had requested the County consider extending the double yellow line further up the road in the Bobsled Blvd. entry corridor;

The County was not in favor of this suggestion.

- Since Bobsled Blvd. is a County road, they will be responsible for any

maintenance needed to the infrastructure on the area we refer to as the Bobsled Bridge (the steel support structure under the roadway by the Village Green). The HOA will maintain the wood railings and the side boards since the County does not consider them infrastructure.

- The County is not prepared to extend the sidewalk area on the Bobsled entry corridor between the millennium trail and the existing sidewalk down by the monument sign (a distance of about 145 feet). They may partner with the HOA in installing this missing sidewalk area; Howie trying to get cost estimates and negotiate this.

We are also asking the County to consider installing a bus stop shelter on the east side of Rt.224 ( serving northbound traffic towards Kimball Junction ), to replace just the bench that is there now.

NEW NO PARKING SIGNS

We will be replacing most of the posted No Parking signs in the community with new signs.

The old signs to be replaced are weathered and fading. The new signs will have the same information but will be larger and a different format to make them more visible. We will also be adding some additional No Parking signs where needed. All owners and members of the community are asked to please obey the community parking rules as posted. Vehicles blocking snow removal operations or creating any safety concern will be towed away at the vehicle owners expense.

BOBSLED BLVD. POND IMPROVEMENTS

The project to clean up the appearance of the pond adjacent to the Bobsled Blvd. entry corridor is nearly complete. The perimeter of the pond was cleaned and mulched and one dead tree and one dead shrub were removed from the front area of the pond. We are having some landscape lighting installed to highlight the

waterfall feature in the pond and some of the spruce tree’s that surround the pond; we are awaiting completion of some electrical work to finish the connections.

HOLIDAY LIGHTING

We have again contracted with Brite Nites to install holiday lighting on the tree’s at both the Bobsled Blvd. and Bear Cub Drive entry corridors. The lights are being installed on the tree’s now ( while the weather is still good) but we do not turn on the lights until the day after Thanksgiving. We also had both electrical box connections at both entry ways rebuilt.

TRASH COLLECTION REMINDERS

• place Trash ONLY in the trash container provider, and place RECYCLE materials in only the recycle container provider. Mixing = no pick up.

• only place your trash in your container, not in a neighbors container.

• The recycle bins at the Mail Kiosk are for recycled mail only – please do not bring trash to the kiosk and put it in the recycle containers.

• Place your address on your trash and recycle containers to help them to get back to your property.

UNSIGHTLINESS / MAINTENANCE

All Owners are reminded they are responsible for the maintenance of the exterior of their property to acceptable standards. Please take a few minutes to inspect the exterior of your property, especially wood deck and stairway areas, for maintenance concerns and have them addressed. If you do not have

HEAT TAPE on your roof edges and gutters / downspouts you should consider having it installed.

The Trustees regularly inspect the community and notify Owners when an Unsightliness violation is apparent. Please be pro-active.

ANNUAL MEETING

The 2016 Annual Meeting will be convened on Monday night December 12, 2016 in the Clubhouse.

This is just a preliminary announcement so you can make travel plans accordingly. All owners are encouraged to attend the Annual Meeting as their schedules permit. In November, all owners will receive an Annual Meeting packet of information with details of the meeting.

The Meeting Agenda will include the election of Trustee’s. Owners who would like to serve as a Trustee should contact Howie for more information.
