Hello to all homeowners! It’s been quite a while since our last newsletter, and a lot has happened in the community.

The Seneca Chase sign at the lower end of South Cottage has been vandalized twice. If anyone has any information as to the identity of the culprits please let me know.

We have a new Treasurer: her name is Mary Lawson, and she lives on Jason Court. I would personally like to thank her for taking on this arduous task.

Our Attorney has sent out several demand letters for delinquent dues, and I would like to give a word of advice to those that receive them: do not just write back disputing the charges. Send supporting documentation along with your dispute, or the next notice you’ll get is an invitation to appear in court.

NEW TRASH CONTRACT!

We have signed a new 6-year contract with AAA for our trash collection, and I’m happy to report that we won’t see an increase in rate for the next four years unless the tipping (dumping) fees go up. The rules for pickup under the new contract are the same as the old. As always, AAA would like to receive a call if there is a large item for pickup prior to Thursdays, but there is no additional charge. For more details on pickup days and contact numbers, check out the new “Trash” page on our website.

There are 188 single-family homes, built in 1986, within the boundaries of our little part of Sterling. This community, situated in suburban Washington and ever-growing Loudoun County, is filled with a small town atmosphere of friendly, delightfully diverse people and families, and helpful neighbors who chose to live in what is considered to be a highly desirable community of homes. A walk about shows a group of homeowners who care about their property and houses, as evidenced by nice landscaping, lighting, maintenance, and the overall curb appeal of Seneca Chase addresses. Every neighbor benefits tremendously from every other neighbor’s time, effort, and interest in keeping the exterior house and yards well manicured and attractive at all times.

What does one see when he or she walks about? Your home. Your home that exhibits simple TLC and thoughtful, consistent attention to the little details that make it so pleasant to look at: lawns and gardens groomed and maintained; shrubs and trees pruned; driveway and walk surfaces maintained; trash cans and recycle bins stored out of sight; and bikes, toys, and things of everyday living stored out of sight when not in use. Each and every one of the 188 homes contributes its own beauty and charm to the community of Seneca Chase. A big thank you is in order from neighbor to neighbor!

ARC stands for the Architectural Review Committee. The ARC is a committee of Seneca Chase homeowners whose purpose is to assist the Board of Directors in reviewing, processing, and handling ARC applications. The ARC has a serious responsibility to every single homeowner to make sure that each of the 188 homes in our community are maintained, improved, and cared for in a manor that is consistent with the overall community character and established SCHOA covenants.

It is very important to keep handy the SCHOA packet you received when you purchased your home. Keep in mind that before making any exterior changes, including, but not limited to siding, driveways, additions, sheds, railings, fences, renovations, painting, and trim, you must complete an application, submit it to the ARC, and receive approval. All modifications must be approved before any work is undertaken. When you purchased your home, you agreed to our covenants and are legally bound to follow them.

• That trash cans and recycle bins must be stored completely out of sight when not out for pickup. They must not be visible from the street.

• That the speed limit on any residential street is 25 MPH. We have received several complaints about speeding in our community, especially on South Cottage Road, and are investigating options with VDOT for having more speed limit signs posted to assist in this important matter of safety.

In the past, volunteer homeowners have planned and implemented community events such as picnics, Easter egg hunts, and community-wide yard sales. If you are interested in helping organize a future event, please contact us by e-mail or voice mail or attend one of our monthly meetings.
