Job Summary:

The Regional Vice President of Royal American Management, Inc. is responsible for achieving the

goals of the Owners, Senior Vice President of Operations, Executive Vice President, and President

by providing strategic oversight of a portfolio of properties and providing tactical leadership and

employee/resident retention programs. This position reports directly to the Senior Vice President

of Operations of Royal American Management.

Incumbent is expected to have excellent attendance and communication skills, possess the ability to

build lasting business relationships, and exhibit professionalism.

Apprise Senior Vice President of Operations, Executive Vice President and President of any

significant operating concerns within assigned portfolio

Act as Regional Vice President by overseeing the Regional Managers assigned within

portfolio

Work jointly with New Business Department to expand third party management business

Identify new potential third party business relationships and promote new business

together with company Executives

Work jointly with company Executives to set the vision, develop best practices and

procedures, build the support team and assist in implementing and rolling out these best

practices and procedures

Assist in due diligence and underwriting of potential new acquisitions

Develop and foster relationships with key clients, industry and trade associations,

government representatives, public service organizations, and vendors as necessary in the

overall management of the portfolio

Will have contact with the public conducting relationships in a manner that will enhance

the overall marketing effort of the company

Continually reinforce the company¡¯s customer service culture

Communicate regularly with clients/owners/asset managers to ensure client satisfaction

and retention

Review monthly financial reports and assist Regional Managers with owner reports and

attend asset management meetings

Provide required support to the Senior Vice President of Operations, Executive Vice

President, President, and Owners/Owners Representative

Responsible for agency inquiries through the Senior Vice President of Operations, Executive

Vice President and President

Responsible for development of business plans and marketing strategies of portfolio

properties by maintaining awareness of market/industry conditions and trends

Regularly evaluate market conditions and comparable properties

Review Leases, rules and requirements to stay up to date with Local State and national

Landlord Tenant Laws

Responsible for physical and financial integrity of portfolio properties

Responsible for working with the Regional Managers in preparation of site

operating budgets to include determination of the need for rent increases and

capital needs

Coordinate major rehabilitation / maintenance plans with the owner/owner representative,

Regional Managers, Regional Maintenance Specialist, Contracting, Senior Vice President of

Operations, Executive Vice President and the President

Coordinate training seminars and company-wide meetings with the Senior Vice President of

Operations, Executive Vice President and the President

Select, train, supervise and motivate Regional Managers

Establish performance goals for assigned portfolio

Evaluate Regional Managers and Administrative Assistants, and coordinate pay matters

with the Senior Vice President of Operations, Executive Vice President and the President

as necessary

Coordinate final selection of Area Managers with respective Regional Managers, Senior Vice

President of Operations, Executive Vice President, and the President

Visit portfolio properties as needed, but not less than semi-annually

Knowledge, Skills and Abilities (KSAs):

? Possess strong leadership skills, communication skills, and decision-making abilities

? Ability to motivate sub-regions and team members to accomplish company goals and

expectations

? Performance oriented and highly motivated to produce results

? High degree of creativity, coupled with sound business judgement

? An aggressive self-starter, yet diplomatic to effectuate positive relations with subordinates and

peers

? Must be able to effectively and professionally communicate in e-mail, by phone, or in person

? Knowledge of multi-family property management matters

? Knowledge of operational issues related to all asset types and knowledge of progressive

management practices

? An undergraduate degree with a major in a related field preferred

? Minimum of 10 years property management experience preferred

? Experience in positions with progressively increased responsibility from property manager

through multi-property management

? Industry accreditations preferred: CPM (Certified Property Manager), CAPS (Certified

Apartment Portfolio Supervisor)

Physical Demands:

? Ability to travel independently, sometimes frequently and on short notice

? Ability to drive when traveling, valid driver¡¯s license required

? Work is of a sedentary nature, physical activities include keyboard operation and frequent

verbalization of ideas
