3263900-1841500Senior SurveyorJob DescriptionDepartment:Property and Maintenance ServicesResponsible to:Head of Property and Maintenance ServicesResponsible for:Surveyors x 2 and Property and Maintenance OfficerJob purpose: To continually review the conditions of customers’ homes, while ensuring we are providing energy efficient and cost effect management of our Assets. Working with all departments, to provide data about our property portfolio, to allow for effective decisions to be made in Property and Maintenance Services.Lead the Property Team to become carbon literate and achieve the objectives of the Asset Management Strategy.Key outputs of the role:Ensure our properties and estates are well maintained and safe places to liveCarry out stock condition surveys accurately and in line with the component replacement plans Implement a decarbonisation program of works following the completion of property energy surveysClosely monitor work of staff to ensure a high standard of service is provided; allocate work accordinglyEnsure staff have the knowledge, skills, experience and resources to work effectively; support staff informally as required and formally through organisational arrangements, i.e. monthly 1:1’s, team meetings Develop the Property Team and other departments to become Carbon LiterateInvestigate, identify and oversee any repairs that are required and aim to meet the customer’s requirements Prepare reports, specifications and schedule of works for internal and external contractorsMonitor and control work undertaken by contractorsMonitoring and providing updates on the Planned Maintenance budget to the Head of Property and Maintenance ServicesKeep accurate records of ongoing and completed maintenance workMonitor the quality and effectiveness of the repair service.Prepare, as requested reports and statistical information for Head of Property and Maintenance ServicesMaintain excellent relationships with key clients, stakeholders and partners, promoting and representing Cadwyn. Engage with Welsh Government, local authorities, consultants, contractors, and other professional agencies.Ensure compliance is maintained in respect of governance and adherence to relevant statutory, health and safety, and regulatory provisionsComply with Environmental, Health, Safety, Security and Welsh Housing Quality Standards at all timesProvide a first class customer serviceWork closely with the Contract Manager to support the aims of the Property and Maintenance Service ................
