Position Title: Executive Director Reports to: Habitat BOD

Revision Date: March 2018 Time Commitment: 40 Hrs/wk

ICHFH has three major programs, New Construction, Home Preservation and ReStore. This position works tandemly with all positions and Board to ensure all the programs run smooth.

ICHFH Mission:

To build community relationships to provide affordable housing for those in need.

ICHFH Vision:

To reduce the number of families living in substandard housing in Itasca County by providing opportunities and resources for successful home ownership through the construction or renovation of homes.

Flexibility and adaptability are key traits for this position, as its duties and responsibilities are ever changing depending on what season we are in and what fundraisers are at the forefront

QUALIFICATIONS:

• Must be well organized and have excellent time management skills

• Must have excellent verbal and written communication skills

• Must be a self-starter/motivated work independently

• Excellent follow-up and trouble shooting skills

• Experience working with non-profits boards and volunteers

• Flexible schedule as well as a willingness to adapt to change

• Must have a sound understanding of the Habitat philosophy and guiding principles

• Appropriately delegate and supervise and manage employees

• Financial management background

• Must be motivational with a pleasant attitude

• Knowledge of spreadsheets and Microsoft Word, have ability to learn other software programs as needed.

• Must be able to maintain confidentiality

• Real-estate knowledge

• Grant writing skills

• Excellent problem solving skills

• Loan originator qualification or willing to get certification in this

RESPONSIBILITIES:

Provide expertise and assistance to the Chair in:

• Meeting and evaluating ICHFH’S adherence to policies, standards and legal requirements

• Working with the Executive Committee and other committees to accomplish annual goals established by the Board, (Revenue Growth, trimming building costs etc…)

• Providing direct and indirect Board education

Report to the Board regularly on operations and progress toward ICHFH’S mission and goals,

Provide expertise in its decision-making by:

• Assuring that ICHFH continues to have a clear mission & long-range strategic plan which is consistent with the mission

• Working with the Board to review effectiveness and accomplishments of work plans

• Generating necessary reports in concise format

• Identifying long-range and strategic short-term goals

• Providing background information and alternatives for facilitating development

• Informing the Board about environmental changes and impacts

• Work with Board Treasurer to make a new budget annually

Provides information and staff support to committees including but not limited to the following:

• Assisting Executive Committee on personnel, planning, organization and budgeting

• Assisting Construction Planning, Church Relations, Volunteer Coordination, Family Selection, Family Support Committees and ReStore Committee

Works with Executive Office Administrator or Habitat-ReStore Coordinator on…

• Creating monthly dashboard as a visual for board meetings

• Tracks and contacts accordingly late partner family payments

• Monthly reporting for Thrivent builds, quarterly reporting for HFHI (Need Keystone data)

• Generate and thank donors of Habitat by mailing out Thank You’s in a timely manner

• Quarterly evaluate the books and coordinate tithe amount

• Assist with coding bills for accuracy of tracking

• Creating loan documents for both new home construction and home preservation likewise updating your QLO status every year

Recruits, supervises, and evaluates staff and volunteers:

• Administering and conforming to personnel policies and applicable state and federal laws

• Maintaining updated records, record keeping systems and standard operating procedures

• Ensures all legal and reporting obligations of ICHFH are met

• Oversee ReStore Manager and encourage a 10% growth from last year’s revenues- push for business plan annually on how this will be accomplished

• Oversee Construction Project Manager and encourage a more affordable home is being built despite rising building costs. Encourage the fostering of relationships to attain building supplies at cost or pro bono

• Work with Office Administrator/ Family Selection committee to recruit families into our build program

Interprets the functions of ICHFH to the community through:

• Maintaining appropriate relations with other professionals and related agencies

• Serving on appropriate community committees

Independently always works on:

• Seeking grant funding- mid-reporting and final reporting submitted timely

• Seek training opportunities to refine your craft in needed areas of improvement

• Make at least 10 community engagements a year where you advocate & educate the public of all that Habitat/ReStore has to offer.

Contracts and works with consultants, attorneys, auditors, ICHFH staff and volunteers and others as technical assistance as needed

Performs other duties as delegated by the Chair

MEASURES OF SUCCESS:

• To be determined by the Board Chair, including but not limited to: projects completed in a timely manner

In accordance with the Americans with Disabilities Act, this position:

• Requires the physical ability to sit, walk and or stand for prolonged periods of time. This individual must also have the use of all senses, to include, but not limited to sight, hearing and smell while possessing the ability to stand, stoop, bend, grasp and/or hold to complete warehouse, storage, store floor and intake area work. The normal work place will be out of the Habitat office and in the ReStore, truck, and de-construction sites. While the ICHFH ReStore will be smoke, drug-free and temperature controlled environment, some work may be in non-temperature controlled conditions, possibly outdoors.

• The position requires persons who are able to safely lift at least 50-100 lbs on a regular and frequent basis.
