Brenda Noftz seconded that motion.The motion to accept the May 12, 2018 Meeting Minutes passed unanimously.Financial Report for June 7, 2018Kara Cozort provided the Financial report about the current funs at the Hocking Valley Bank in Athens, Ohio:Checking amount: $25,324.24Reserve Saving amount: $20,699.60CD amount: $40,354.40Total amount $86,678.24Line of Credit Used: $16,103.60Line of Credit Available: $24,250.00Kara Cozort reported that a few owners are behind in their HOA fees, butshe has contacted them for their payments.New Business 1. 2018-2019 Election of Executive OfficersThe 2018-May, 2019 Board members arePat Hendershott, PresidentSuzanne Ragg, Vice PresidentMark Snider, TreasurerDorothy Esterle-Assadi, SecretaryKara Cozort, ManagerBrenda Noftz, Board memberOld Business2. Legal options to collect settlement charges and delinquent feesDavid Mott summarized and advised the Board members on options/possible legal actions against Ms. P. Hines due to her delinquent debt (passed due settlement charges and HOA fees). He would update Board members about her foreclosures. After David Mott discussed the case, he then left the meeting.3. Building D water damage claimCollege Park Condominium Association Board members agreed to filea claim against Rob Locke for water damages that occurred in Building Dduring December 2017. Pat Hendershott would contact Mike Rider Insurance Services (740-594-7788) in Athens, Ohio who insures Mr. Locke. Mr. Hendershott will update the Board members regarding the claim adjustor’s findings.4. Correspondence from SOPECKara Cozort requested instructions about the SOPEC service notice to opt out or not. She will continue to monitor the College Park condo electricity charges todetermine whether action should be taken to opt out or continue with SOPEC.5. Trash on College Park PropertyKara Cozort informed the board that Rumpke Trash Service had not hauledaway the large items by the dumpsters in May 2018 at College Park property, butwanted payment for it. Ms. Cozort had taken photos before and after as proofthat an individual hired by her removed all of the mattresses, rugs, furniture, etc.,not Rumpke Trash Service. 6. Plumbing Problem ProceduresIn case Kara Cozort is contacted about leak/leaks at College Park Building/Building, she should call:1st The City of Athens Water Department Emergency 24/7 number:Emergency Water After hours: 740-592-3344(Emergency Sewer After hours: 740-592-3346 if the problem is with the sewer)2nd Pat Hendershott to give him details about the leak.3rd True Blu Plumbing LLC: 740-590-5400 or Davidson & Bush Inc: 740-592-59074th Condo owner/owners where the leak is occurring7. Condo Window Repair/Replacement ServicesSuzanne Ragg checked with Pidcock Glass Company, Nelsonville, Ohio, (phone (740) 753-4527) that has been providing window/glass services for College Park condos for many years.When Suzanne Ragg asked the Lowes representative about window rates, shewas advised to contact a contractor.When John Jackson identifies window repairs/replacement service/s, Board members would be notified about his recommendation/s.8. New College Park hangtagsKara Cozort will order new College Park hangtags for 2018-2019.9. Pending Future Projects 1. Siding Repairs for Building C Pat Hendershott informed Board members that the siding on Building C has holes/damage and needs to be repaired. He recommended repairing/replacing only the damaged side/s. 2. Update College Park Budget 2018-2019 Suzanne Ragg stated that the budget categories and expenditure amounts need to be revised to include the Line of Credit. 3. Drywall painting Some of Building B and D condos that had water leaks need to be painted. 4. Trim Graceland tree branches Graceland property owner was contacted to remove his branches from Building D, but he has not take any action to trim them. Suzanne Ragg will contact a tree trimmer to cut those branches and bill the Graceland owner for that service. 5. Water taps on outside of College Park Buildings Pat Hendershott confirmed that water taps on the outside of the four buildings need to be repaired specifically, Building A has no water taps installed; both Building B and Building D have two spickets but only one of their taps has a handle; and the two spickets at Building C have no handles. Having handles on water taps would help Donna to have water to wash with to complete her cleaning in the College Park buildings. 6. Drainage repairs by all College Park Buildings Suzanne Ragg reported that Ben Stoltzfus would be starting the drainage repairs on College Park property at the end of June, 2018. 7. Water mains in Building A and B The water mains in both Building A and B have not been evaluated yet. Currently, no leaks have been reported. 8. Painting exterior hallways This project will be scheduled. 9. Repair potholes in the College Park lots The Board would schedule the pothole repair project. 10. Inspect the College Park balconies for stability All College Park balconies will be inspected to determine their stability. After that data is collected, the Board members will make decisions for repair services. Adjourment Dorothy Esterle-Assadi proposed to adjourn the meeting. Suzanne Ragg seconded that proposal. The proposal passed unanimously. The Board meeting was adjourned at 6:06 PM. ................
