CORAL GABLES BUILDING SOLD FOR $50 MILLION

THE LARGEST COMMERCIAL BUILDING SALE IN CORAL GABLES IN 2005

LOUIS ERICE, VLADIMIR GOLIK, AND ALFRED BELTRAN, OF KELLER WILLIAMS COMMERCIAL DIVISION SOLD THE PROPERTY

Miami, Fla. -- LOUIS ERICE, VLADIMIR GOLIK, AND ALFRED BELTRAN, of Keller Williams in the Miami-Kendall office sold 2600 Douglas Road, Coral Gables Fl, for $50 million dollar on November 22, 2005, highest recorded sale in Coral Gables in 2005.

The building is 192,000 Sq. Ft. (Gross), with 11 floors. The property is commercial, with an office building, plus garage. There is not immediate knowledge of what will be done with the property. Buyer is Douglas Center RB-GEM, LLC.

"This is the largest commercial building sale in Coral Gables in 2005, which brings our total commercial sales for the year to over half a billion. Our success in selling commercial buildings at top dollar is supporting our commercial division expansion at Keller Williams in Miami,” says Louis Erice, owner/broker.

Erice, Beltran, Golick had been driving with the buyer, Douglas Center RB-GEM, LLC, in Coral Gables when the building caught the buyer’s eye. “The sale took a lot of negotiations,” says Erice. “The building was not on the market and we had to convince the seller that the buyer was ready to make a serious offer. It took a lot of time and energy but in the end we negotiated terms that worked for both parties.”

The owners may convert to office condominiums in the future. This was the highest sales price recorded in the City of Coral Gables in 2005.
