• We provide you a “Homebuyers Guide” that you can use as a handy reference during each phase of your transaction. It contains information on topics such as how much home you can afford, loan application requirements, home inspections, common real estate terms, and much more.

• We will arrange to get you pre-approved with a lender. With pre-approval, you will know the maximum dollar amount that you can purchase. Your offer will be more credible to the seller because you will be able to show that you have the ability to perform.

• We understand the housing market and can help you maximize your time when searching for your home. We will conduct research using MLS (multiple listing service) and other resources to find a property that meets your needs. Many buyers fee they can use the internet to find their home. While the internet is useful, the information in not always accurate.

• When you’ve found a house that you want to purchase, we will provide you data on price, location, condition, and time on market.

• We will review and all the forms that you will be signing, (i.e., disclosures, agreements, addendum’s, etc.). You will have an explanation for every form that you sign.

Why should I use an Agent to purchase a new home?

The advantages of having our team help you purchase a new home are the same as those for purchasing a resale home…knowledge of the market, help in finding the right home, expertise in contract writing/negotiation, and closing assistance. If you have ever visited a new home subdivision, you’ve probably seen a sign that states “The on-site person represents the builder or the on-site agent represent the builder.” This statement means the builder has a professional representative watching out for his needs. Shouldn’t you have a professional real estate representation as well?

Buying a new home can be more difficult and time-consuming than buying a resale. We can professionally guide you through this process. Past clients felt that our knowledge of subdivisions, floor plans and experience working with builder purchase contracts was very beneficial.

Is there any advantage to not using an Agent to purchase a new home?

Despite what some people believe, there really is little financial advantage for you to buy directly from the builder. In North Carolina, most builders anticipate that a buyer will have a buyer’s agent and are they are already prepared to pay the Buyer’s Agent’s fee. However, please keep in mind,

….the Builder requires that your Agent accompany you on your first visit to the Builder’s sales office, or they will NOT PAY your Buyer Agent’s fee!

• The buyers agree to work with Patrick & Monica Faulkner as an affiliate of Keller Williams Realty to find and purchase a home. By working together as a team, purchaser and Realtor® will be able to successfully complete the purchase of a home.

• During the loan and home-buying process, buyer will be asked to supply documentation, respond to phone calls requesting information, schedule dates into your calendar, etc and buyer will respond quickly to these requests so that the transaction can proceed as smoothly as possible.

• If buyers drive by or see an advertisement for a property they are interested in viewing, buyers will call us. We will then obtain complete information regarding the property and set an appointment to view the property. This will eliminate looking at property that doesn’t meet the buyer’s requirements and/or needs.

• If buyers drive by or see an advertisement for a property that is “For Sale by Owner” that they are interested in viewing they will call us. We will contact the owner and obtain all the information about the property and set an appointment to view the property. Many properties that are “For Sale by Owner” are willing to work with a Realtor®. Also, we will be able to help you determine how the price of the home compares to others in the market.

• Buyers are prepared to make an offer when we have found the “right” property.
