President’s Message Kevin Welcome to 2020 everyone. I hope you had an enjoyable holiday season with family and friends. I look forward to an amazing 2020 in Walnut Run as we move into the 21 century with fiber optic cable soon to be run into Walnut Run. I am assured by all parties involved that they are on track to meet the goal for installation.It has been a relatively quiet time, but your board continues to work for the community. We sent our Covenant proposed changes to our attorney to review to make sure it meets our needs and would be enforceable. After reviewing our proposed covenants, he provided the board with some suggestions for enhancements and improvements which the board reviewed at our January meeting. The board approved meeting with the attorney to go over his suggestions and asked him to provide detailed suggested text to be added to the update. Once we have these updates, we will incorporate them into the existing rewrite and will be proceeding with the next step, which is to have the community vote on approving the new covenants. We have set April 18th for our annual meeting which will again be at Westlake Country Club. I encourage everyone to attend this annual meeting-full timers, part timers and lot owners. This is your community, and this is a good time to ask questions and express concerns to the Board and your fellow members. As part of the meeting we will be voting on the 3 positions that expire this year plus 1 for a partial term for the Board. The event will take place at The Westlake Country Club, 360 Chestnut Creek Dr., on Saturday, April 18, 2020. Beverages of coffee, tea and juice will be available at 9:00 AM, and the hearty, country breakfast follows at 9:30. The POA Annual Meeting will follow breakfast with reports from president, Kevin and committee chairpersons. Mark your calendars, hope to see you all there. Landscape Committee Report JanieThe Garden SpotThe yo-yo temperatures of 2020 have the plant life as confused as the humans and animals. The area around the mailboxes showing sprouts and I want to tell them, “NOT yet…too soon!!”But… before long we’ll be out in our yards trimming the dead leaves away from the Lenten Rose stems in late February. I’ll know it is time when Bettie (thank you) culls our patch at the main sign. Watch the weather and as temperatures rise and you see new growth, it is time to trim! Bettie says this usually happens around February 1st.Once again, I would like to thank everyone who helped our community look fabulous this past holiday season! The lights on homes, docks, and railings really made our neighborhood festive. And now that we have put away our displays, it’s time to enjoy the beauty of the woods and the water around us! March Madness will be here before we know it, so until then enjoy your books, movies, and snow dreams… Coming soon to the woods near us! “So much Beauty we need to look after” Charles Mackey Architectural Review Committee LeeI'm often asked: “Lee, when is it that I should contact ARC with changes that I'm going to do at my house?” Sometimes I think it's easier to say when it's not necessary to contact us. ARC is not concerned with modifications to the inside of your house. For instance, if you're going to paint all the interior walls of your house pink, well good luck with that. But if you're thinking of doing that to the exterior, then you had better not do it before asking us. Likewise, if you're going to knock down a dining room wall to make an open concept kitchen, we wish you the best of luck. But if you're going to do Architectural Review Committee Continued any framing to the outside of your house, please contact us. New garages, fences, driveways, docks, or hardscaping changes need plan approval. A good rule of thumb is if your contractor is getting a permit for work on the outside of your house, make sure to get ARC approval before they begin construction. Another example that comes up quite a bit are maintenance items, especially to decks. If you're just staining or replacing slats, there is no need to contact us. However, if you're changing the footprint of that deck then that is considered new construction that will need approval. Tree removal and landscaping questions also come up. The covenants are very clear on this. Routine landscaping and repair does not need ARC approval. You cannot cut down any healthy tree that is over 6” in diameter. Dead, diseased or hazardous trees may be removed without contacting us. If you're ever in doubt about needing ARC, don't take a chance - please give us a call. Communications Committee KevinShentel has started preliminary work on running the fiber optic cable into Walnut Run and we will be seeing more of their vehicles in the coming weeks. As of Jan. 8th, requests for permits to AEP and VDOT have been submitted and are awaiting approval. VDOT has reviewed the permit and asked for minor revisions which are being worked on. AEP has the review out to contract field engineers and Shentel meets with them weekly on the progress on what is needed so that the cable can be hung on their poles where they exist. All parties ensure me that they are doing everything they can to get the project completed as quickly as possible.For those that did not read the article in the paper about broadband expanding into Franklin County, the county has been awarded 2 million plus dollars to increase broadband access to rural areas. This is in addition to the Tobacco Commission grant that was awarded for our project and 3 others. Specifically, for Walnut Run: “This project has been engineered and is waiting permit approval. Construction is expected to begin in February or March 2020”. We can hope that the approvals are received soon, and we start seeing actual work in the coming weeks. Walnut Run Marina Association News BillThe Walnut Run Marina Association held their annual membership meeting on January 25, 2020 at the Westlake Library. A budget for 2020 was approved and new directors were elected. Larry and Janie were both elected to 3-year term.The marina has 2 slips available for assignment or yearly rent. Please contact Bill for details if you are interested in either option.Please remember, do not give out the marina gate code to anyone. If a member needs the code contact a marina director who will provide the code. Also, as a reminder, the trash can located at the marina is for trash removed from the lake. Personal trash from outings at the marina should be carried home for disposal.Happy boating! Walnut Run 2020 SML Cleanup BobWalnut Run POA2020 Take Pride in Smith Mountain Lake CleanupMark Your CalendarsThe 2020 Take Pride in Smith Mountain Lake event is in its 33rd year and is sponsored by the Smith Mountain Lake Association, Tri-County Lakes Administrative Commission (TLAC), and SML Regional Chamber of Commerce. This year’s cleanup is scheduled for the month of May with organized events on the weekends of May 2, 9 and 16, or individual groups have the option to organize their own event during the month, which Walnut Run POA will do on the weekend of May 9. Participants are provided with free gloves, orange trash bags and commemorative T-shirts. According to feedback from our TLAC contact, each year Walnut Run POA is consistently one of the events largest organized groups to participate. Detailed information for the event and the opportunity to sign up as a volunteer will be presented during the POA annual breakfast meeting on Saturday, April 18.
