It has had new energy efficient windows put in within the last three years, which helps its value and saves on monthly heating and cooling. It also had a new roof put on five years ago. Brand new hardwood floors have been installed in the great room as well as the master bedroom, which really adds to the appeal of the house. The upstairs bedrooms are somewhat small, but that is expected of a house built in that period. The home is in one of the nicer neighborhoods in Rocky Mount. The only drawback is that it is on one of the main roads in and out of the neighborhood, and therefore has more drive by traffic than if the house was on a cul-de-sac. Its price is in line with the comps chosen. One area it falls short is that it has a detached two car carport, where two of the comps have garages. The house on Acorn Ridge Road seems a bit pricey, but, it has been totally remodeled recently, with hardwood, tile, carpet, and paint. It also is just outside the city limits, which is a huge draw for two reasons. The first is avoiding city taxes, which are quite high. The second is that the house is with Progress Energy, which is significantly cheaper than electricity with the city. The other two comparables are very similar for two reasons. The first is that they are both in town and are subject to the same taxes and energy costs. The second is that they are very close in age. With that said, the home on Kandemor certainly falls in line with the other homes’ pricing. One improvement the home could use would be to replace the concrete drive way, which has been torn up and broken by tree roots form the pine tree next to it. The neighborhood does have a homeowner’s association, which ensures the neighborhood stays neat and in order. There is a community well, which all the homes are on. However, because of this, the owner is subjected to annual homeowner’s fees. Downstairs, there is a small office, which looks out into the back yard. Upstairs, there is an absolutely enormous bonus room that could be used for nearly anything because of its size. In comparison, the rest of the house feels somewhat small. The dining room and two bedrooms aside from the master feel particularly small, especially for a house with over 2300 square feet. The screened in porch at the rear is made of Trex decking, which is a composite that eliminates the need for future deck upkeep, like re-staining or rebuilding. The backyard is rather large, and extends past the tree line, where there is a brick fire pit, which would be great for evenings outdoors. The home is more expensive than the home on Saddlehorn, but this can be attributed to the exterior brick construction, and the office and bonus room, which the comparable lacks. The greater price of the home on Halifax can be attributed to the larger lot size and the extra detached garage/shop. As for the home on Short Spoon, it seems overpriced. It has nearly 3,000 square feet, but it is an older home and looks a bit dated on the inside. Overall, the home on Shepherd’s Way is a good buy. Its price per square foot is relatively higher than the other homes, but it has a lot features that the other homes lack, such as beautiful custom cabinetry and a downstairs office, as well as the enormous upstairs bonus room. The location of this home is also a huge plus, as the future owner will save a significant amount of money in taxes and utilities, as it is outside the city limits.
