Thank you for using our services. Our military members come from all over the world relocating to all areas of Greater San Diego. By listing your property, it allows our members to see your rental property. Photo images of your properties are a big plus to help you rent. The local rental market has been like no other in my past 25 years of experience. There are plenty of vacancies more than I have ever seen.

To rent your property fast and effective, you at least want to be at market rent or below market for your area. We can help you with a market analysis for your area. If you do not accept pets, you might want to consider POA (Pet on approval). If your rent is at or below market value, you can email or mail me 40+ brochures to post in our lobby. If you are not getting any responses or inquiries after a few weeks of doing this, please feel free to contact me.

Dear Property Managers (PM)/Owners:

I'm sending this important notice to NUMEROUS property managers who have rental listings with future availability dates but also indicate that it is unavailable. Many times, property managers fail to login to AHRN on a regular basis and miss the automatic reminder messages generated by AHRN. We want you to understand how the system works and avoid having a situation that will make your listing/s invisible in AHRN and to your prospective military tenants.

Automated email notifications are sent by the AHRN Administrator to property managers in order to verify the availability of their listings. There are two emails sent, the first email requesting the property manager verify that the listing is still available, and the second (if no action has been taken by the property manager) notifying them that the property status has been changed to Unavailable.

The first notification timing is based 30 days (input your PM notice days) from the last date that the listing was added or edited. The second notification timing starts 7 days (input your PM notice days) from the date the first notification was sent.

Once a property manager receives an email notification they must review that property and edit either the date available, availability status, or rent amount fields in order to renew the listing. If no action is taken by the property manager the listing status will be automatically set to Unavailable and will not be visible in AHRN. The property will not be deleted from the system so the property manager can relist the unit by changing its status to Available.

Many times when the available date is in the future, the property manager fails to allow the listing to be visible to military members now. Simply click "yes" beside the field that asks: Do you want this listing visible to military members now? Even though the property might not be ready for occupancy for a month or so, by clicking yes in this field, the listing will be visible in AHRN and to prospective military tenants.

Rental Partnership Program #1

MEMORANDUM FOR LOCAL PROPERTY MANAGERS/OWNERS

SUBJECT: Rental Partnership Program

1. Many military bases around the world are participating in the Rental Partnership Program (RPP) to assist military families when they transfer to a new installation. The main purpose of this new effort is to establish a relationship which is beneficial to the XXX Housing Management Office (HMO), property managers/owners and our military members.

2. Participants in the program would enter into an agreement with the XXX HMO to offer military members special rental benefits; in exchange, the military member would agree to sign a 12 month lease and pay rental fees via an allotment.

3. The rental benefits offered to a military family associated with this program are intended to reduce out-of-pocket moving expenses and could include waiver or reduction of deposits, elimination of reference/credit checks, no application fees, and/or a discount on the rent rate. Property mangers benefit from the program by reducing marketing expenses and loss of revenue due to vacancy; but most importantly, the landlord acquires a reliable monthly rent from the military member.

Rental Partnership Program that performs Site Inspections #2

Dear Property Managers (PM)/Owners:

Welcome to the AHRN program. As the local System Administrator, I have been informed that you've added a listing. I wanted to let you know we have an associated program called the Rental Partnership Program (RPP). This is administered through the respective Housing Offices of XXX. Houses identified with the RPP are more appealing to military personnel because they are less expensive to get into. If you want to participate in the RPP, the minimum criteria include:

1. Owner must be local or have hired a local Property Manager.

2. We need to see the house and it needs to be turn-key ready when we see it.

3. Owner must agree to waive any security deposit or application fee (although a pet fee or deposit is acceptable).

4. We will arrange for the rent to be paid to the owner by direct deposit so you're not chasing the renter down for a check every month.

Based on the address of the new listing, your unit falls within the normal inspection area of XXX so if you're interested in the RPP, call name at (xxx) xxx-xxxx to set up an appointment.

Dear Property Managers (PM)/Owners:

First, I would really like to thank you for using AHRN and for supporting our troops!

This is just a friendly notification to ask you to review all of your AHRN rentals.

By reviewing your rentals, it will alleviate duplications in AHRN and will keep our local AHRN listings up-to-date. Accurate information surely benefits everyone (the military member, property manager, and the Housing Management Office.)

If your property should sell or you no longer manage the rental property, please delete it, or give our office a call at (xxx) xxx-xxxx and we can delete for you.

The rental units submitted in AHRN also play a vital role in our annual reports regarding the Basic Allowance for Housing (BAH) that our military receive for living off base. Every year we collect data on rentals in the area and submit them to Runzheimer to compile the data and set the rates. Without your support and listings we wouldn't be able to successfully complete this task to support our military members and their families.

Please note that if you listed a Condo and your dwelling type has been changed to apartment or townhome, it is due to BAH submission. In the submission there is no condo tab so we have to either submit it as an apartment or townhome depending on style of unit.

Dear Property Managers (PM)/Owners:

It’s that time of the year again! XXX Housing Services Office will embark on another Basic Allowance for Housing (BAH) collection and submission adventure. Commencing April 1, 2010, we began a six week BAH collection cycle.

During this timeframe we conduct an extensive search of our local Military Housing Area (MHA) in search of currently available or recently rented local rental listings. We submit the collected data to the Department of the Army for analysis in determining our local area median market rents and finally, to set BAH rates in January 2011. We submit the initial data this year in May, 2010. Subsequent follow on submissions will be in June and July 2010.

On behalf of the Soldiers and Family Members of Fort XXX, the Garrison Commander, Director of Public Works, and the Director of Fort XXX Housing, I extend sincere thanks for your support and teamwork with this very important effort.

Lastly, members of our Housing BAH collection team will be contacting many of you within the next two to three weeks soliciting rental property data from you that will be supportive in our BAH collection efforts this year. We sincerely would appreciate your continued support and cooperation again this year as in years past.

Provide photos for all Listings

Dear Property Managers (PM)/Owners:

Photos are an excellent tool to effectively show and obtain as many potential tenants as possible.

The steps provided below will assist you in loading pictures into the AHRN website. Once you have entered the property information and clicked the Submit button, you can add up to 5 pictures of the property so that they appear with the listing. Each picture must be in GIF, JPG, PNG, BMP format.

1. Click the Add an Image link and a browse box will display.

2. Click on the Browse button to find the picture saved on your computer that you would like to appear with the listing.

3. Either double click the file name or click the file name to highlight and then click the OK button.

4. Add a caption description (optional) for the picture. For example, Master Bedroom, Living Room, etc. (text description is limited to 100 characters).

5. Click on the Submit button.

6. To add additional photos click on each of the Add an image links and follow the above steps.
