Essential Functions
Promoting property to prospective tenants via appropriate advertising and promotion. Following up with potential tenant inquiries and leads. Showing property to potential tenants. Coordinating tenant application and selection process. Handling rental agreement and leasing process. Collecting deposits and rent payments. Enforcing rental agreements. Resolving tenant requests and complaints. Overseeing eviction proceedings. Scheduling maintenance and repairs for building, grounds and amenities. Inspecting property to ensure proper condition. Sourcing and negotiating contracts with vendors. Keeping accurate financial records. Generating timely financial and operations reports. Managing budget. Maintaining ongoing communication with property owner regarding key issues. Supervising employees. Ensuring regulatory compliance.
Knowledge, Education, Skills and Abilities
Certified Property Manager (CPM), Certified Apartment Manager (CAM), or Residential. Management Professional (RMP) credential. 5 or more years experience in residential property management or apartment leasing. Real estate license (as required by the state). Ability to work independently without direct supervision. Ability to communicate effectively and professionally with employees, customers, vendors and others. Ability to use spreadsheet, database and word processing and property management software applications. Knowledge of laws and regulations relevant to property management. Financial management and reporting skills.
Work Context - Physical Requirements
Be able to sit, stand and/or walk throughout work shifts as required to perform duties. Be able to climb, bend, lift, stoop, crawl, etc. as necessary to perform property inspections. Be able to operate office and facility equipment required to perform essential job functions. Visual acuity.
