Storage Lot Rules and RegulationsThe following Rules and Regulatins are governed and administered by the Board of Directors of Pyramid Peak Homeowner’s Association (PPHOA). Failure to comply may result in the loss of space in the lot, fines and/or Liens.DEFINITION: Initial_______PPHOA’s R.V. Storage Lot shall be used exclusively for parking and storing R.V.’s; defined as:BoatsCamper type trailersTow trailersCampersCommercial trucks (2 ton or Larger)Motor Homes5th Wheel coaches“All Terrain” vehicles (Quads, dune buggies, snow mobiles, jet skis)Automobiles (cars, vans, trucks) or any other vehicle not defined above are restricted, unless space is available; said vehicles will be removed via lottery system if space is required to accommodate a R.V.LOTTERY SYSTEM: Initial_______Vehicles (other than defined above as R.V.s) will be allowed on a first come first serve basis only if space is available. Storage for R.V.’s takes precedence over storage for other vehicles. If an R.V. requires space in the LOT, and none are currently available due to vehicle storage, the lottery system will prevail.Additional spaces may be allotted if space is available. In the event that a resident requires a space in the LOT, and none are available due to storage of multiple R.V.’s, the lottery system will prevail.The lottery system will be a random drawing. Owner will have fifteen (15) days after notification to remove his vehicle to accommodate the incoming R.V.. If the Owner fails to comply with the Rules, the Owner authorizes PPHOA to remove said vehicle from the LOT at the Owner’s expense. PPHOA will not be liable for any damage to vehicle or fees incurred due to moving of said vehicle.RULES AND REGULATIONS: Initial_______Proof of ownership must be provided before the R.V. / vehicle will be allowed into the lot.If not a homeowner, proof of residence must be provided before the R.V. / Vehicle will be allowed into the lot.Occupancy is provided on a first come first serve basis per availability.Occupancy is for residents currently residing in Summit View. If the owner moves, he must vacate the R.V. LOT space. If the Owner’s residence is rented, the renters have the right to request a space if available. Renter will not automatically retain the Owner’s vacated space.Persons under the age of eighteen (18) yeas old must be accompanied by an adult in the LOT.No vehicle or R.V. will be moved unless done so by said owner, except by PPHOA if the Owner refuses to abide by these Rules and Regulations.No one is allowed to sleep or live in/on the LOT.Upon sale or moving from residence, the Owner must notify the PPHOA of freed space. Spaces will not be saved or reserved for future use.If an R.V. is to be replaced, the Owner must notify PPHOA and fill out a new application form.Owner agrees to maintain general appearance of their R.V.’s and vehicles in keeping their space and the LOT clean. R.V., Trailer and vehicle tires will remain inflated. Vehicles will be maintained in running condition. Vehicles and trailers will be maintained in “Road worthy condition (current vehicle registration, licensed and insured).Major Repair of R.V.’s shall be performed outside the LOT.PPHOA reserves the right to review and / or revoke the privileges of the storage in the LOT.Storage of materials, parts, trash, etc. is prohibited inside or outside of R.V’s and vehicles.Leaking of any fluids (oil, antifreeze, R.V. holding tanks, etc.) will not be tolerated. If the occupant cannot correct the cause of the leak, the R.V. or vehicles will be removed from the LOT. The occupant is responsible for cleanup and repair costs for damages to the LOT.Pets are not allowed in the LOT at anytime.DISCLAIMER OF LIABILITY: Initial______Owner understands and agrees that the PPHOA shall not be legally liable for any damages to or loss of Owner’s stored R.V. from any cause (for example, fire, theft, vandalism), and that PPHOA shall not be legally liable for any bodily injury to any person within the LOT. Owner releases and agrees to defend and indemnify PPHOA from any claim, action ro judgment, including attorney’s fees, against the PPHA arising out of damage to Owner’s R.V., or damages that Owner may cause to other stored R.V’s or for the death or for personal injury to Owner or his/her guests while within the LOT. Owner shall obtain adequate insurance coverage for the hazards.AGREEMENT Initial________By signing the Application Form, I acknowledge that I have read and understand the PPHA Rules and Regulations governing the use of the R.V. Storage Lot and I agree to abide by these Rules and Regulations. ................
