General Summary:

Space is LLB with new HVAC by DTS per SLM. Space has adequate HVAC capacity with the 8 units existing but has old equipment for the most part. Several units are horizontal discharge above the roof and with changing should be changed to conventional downflow units. Space needs about 32 tons with the west storefront, space has insulation on top of grid. Space shows signs of roof leaks also. Ductwork is ductboard and food service comprised the larger space and needs replacing, probably better to replace it all. Space has power, water, sewer, and sprinkler. Space has no basement, no mezzanine, no wood construction was noted. Grease waste will need to be avoided for sewer service.

The (2) 200A 208Y120V services in spaces 4760 and 4762 could possibly be used for the DTS fit-out if there is no freezer/cooler package, If there is a f/c package, then a 600A service may be required. The distribution wireway is directly behind the DTS space.
