LOCATION & ACCESS

The Meadowdale Ranch is located near Glendo, Wyoming at 1580 Highway 270. To access the property from Glendo, head south on WY-319 S toward A Street; turn left onto C Street; turn right onto Glendo Park Road for 15.4 miles; turn right onto Meadowdale Road for 11.1 miles; turn right onto WY-270 S. The ranch will be on the left. Or traveling from the south on I-25, take exit 92 for US-26 E toward Guernsey/Torrington; continue on US-26 east for 16.3 miles; turn left onto WY270 traveling north for 20.3 miles. The ranch will be on the right.

The grass on the ranch is quality livetock forage with a variety of hard grass species, rich in protein content. The high protein hard grass that is common in this area typically yields weight gains of 1.8 to 2 pounds per day on yearling cattle. The majority of the exterior fences are fourstrand barbed wire with steel and wood posts and are in good condition. The ranch is crossfenced into five pastures for flexible management and rotational grazing.

The ranch terrain is rolling grass hills with rock outcroppings that provide protection for both livestock and wildlife.

LEASE INFORMATION

Bureau of Land Management (BLM) allotment #10175 on the Meadowdale Ranch consists of approximately 320 acres and is allotted 71 AUMs. BLM leases are renewable every ten (10) years with an annual payment due each year. The annual payments are assessed per AUM of the lease with the cost per AUM varying year to year as determined by the Bureau of Land Management. For 2018, the cost per AUM will be $1.41 which equates to approximately $100.11.

There are 640? acres of State of Wyoming lease number 1-7825 that are associated with the Meadowdale Ranch. This lease is allotted 139 AUMs and will need to be renewed before January 1, 2023. State of Wyoming leases are renewable every ten (10) years with an annual payment due each year. The annual payments are assessed per AUM of the lease with the cost per AUM varying year to year as determined by the Office of Lands and Investments for the State of Wyoming. For 2018, the cost per AUM will be $6.38 which equates to approximately $886.82. Upon approval of the appropriate agency, the BLM lease and State of Wyoming will transfer to the buyers at closing. Seller agrees to relinquish all rights to any and all leases at day of closing.

WATER RESOURCES

There are 8 private wells, 5 currently in use. 3 windmills, 2 rebuilt in 2015 A three-mile pipeline supplies water to approximately 11 tanks

CARRYING CAPACITY / RANCH OPERATIONS

The ranch has been in the Bass family for approximately 75 years and has been operated as a summer grazing ranch and is owner-rated at 300 cow/calf pairs. This ranch's heavy-sodded grass pastures offer an abundance of forage for grazing livestock.

In 2017 the Meadowdale Ranch generated $93,000.00 in grazing and hunting leases. The ranch has produced additional income in the past from decorative and landscaping rock, moss rock and candy stripe varieties that are part of the landscape. The limestone quarry has also generated substantial income in the past and is currently reclaimed, in good standing and could be permitted for future production. A complete core sampling of the quarry is available upon request during the due diligence period.

IMPROVEMENTS

The main home is an older 1,700 sq. ft. with two bedrooms and one bath with propane and wood stove heat. There is an unattached, oversized two-car garage or mechanics shop with green house.

The other buildings include a wood working shop and various older ranch outbuildings. The reclaimed rock quarry has electrical service.

MINERAL RIGHTS
