Setting a budget is a high priority. This allows the architect to design your new building and include as many amenities and features that you desire and still not exceed the amount you want to invest.
Length of Construction:
Normal construction time depends upon the size, complexity or special features.
Assistance in Arranging Financing:
T’s Construction & Development has an ongoing working relationship with several financial institutions. T’s Construction will be able to assist you with loan arrangements with any approved financial institution you choose.
Energy Efficiency:
With today’s high energy costs and our own personal concerns about resource conservation, it is important to be aware of certain construction techniques regarding building layout, insulation, heating and cooling; and window types and location. These items will have long-term effect on utility costs.
Cost per Square Foot:
Cost per square foot is a legitimate reference ONLY if all criteria remain the same throughout the costing process. This includes differences in features, allowances, amenities, site preparation and quality of construction and finish work. Price is not necessarily an indication of quality or an inclusion of all the features you are expecting in the base bid.
Ultimately, the most important decision is in choosing your builder. You want a builder with whom you are comfortable, who has the ability to listen, and is directly accessible; from the earliest planning through move-in day and beyond.
