RECOMMENDATIONS

Short term

1. GFI outlet in machine room. Upgrade the existing receptacle or add a GFI receptacle to the machine room or pit. NEC 620-85 Code requires a GFI receptacle. Upgrade the existing receptacles in the machine room, pit and car top with a GFI receptacle. Machine room and pit normally provided and installed by non-elevator personnel. Elevator personnel normally assist in identifying location in the pit. Budget $ 1,800.00

2. Fire extinguisher. Install a fire extinguisher in the machine room. Needs to be an ABC unit, minimum of 5 lb unit, properly mounted and serviced within normal guidelines. Budget $ 100.00

3. Upgrade or provide emergency lights in the elevator. Emergency light unit with a 4 hour capability shall be installed in the car to provide light on the main car operating panel. Light shall not be less than 2.2 lx or 0.2 ftc. Shall include the alarm button backup with the battery device. The battery shall be marked with the date installed to assist in replacement frequency. ASME 17.3 Rule 3.11.1 Budget $ 1,800.00

4. Two way communication is required by ASME 17.3 Rule 3.11.1 A two-way device, hands free phone with Braille identification, indicator light when a connection is made and a call back feature shall be provided in each unit. Needs to auto dial a 24 hour number whether a phone center or 24 hour manned security desk Includes a phone cabinet, a shielded pair within an existing traveling cable or a new code conforming cable

5. Upgrade the existing door protection to an infra-red scanner assembly. Will improve reliability, safety to pedestrian users.

6. Seal the machine room walls. They are brick that is crystalizing. Clean up all the brick debris and seal the wall. Budget $ 2,400.00

7. Recommend additional lighting to meet the 19 foot candles required by Code. Budget $1,125.00

8. Fire signage. Install Appendix O“ In Case Of Fire “ fire signage at each landing other than the main landing. Appendix O has a pictoral recommended as the signage description. ASME 17.1 Rule 211. Budget 100.00

9. Add a door restrictor. Door Restrictor is needed for compliance with ASME A17.3 – 2002. Rule 2.7.4. restricted opening of hoistway doors and/or car doors on passenger elevators. Provide and install an approved method of restriction. Includes a restrictor clutch or angle method. Due to age, may include a recommended upgrade with a closed loop operator.

11. Upgrade pit lighting. Provide enough lighting to meet the 10 foot candle requirement per code. Includes proper guards. Elevator personnel should spot and secure the elevator, the proper non-elevator personnel should perform required work. ASME 17.3 Rule 2.2.3

12. ADA REQUIREMENTS,

13. Replace car operating panel and hall fixtures. Will improve reliability, maintenance costs. Recommend Innovation or EPCO style units with LED cluster lights.

Long term

14. Upgrade the elevator in 3 to 5 years. The main controller is original and over 39 years old. There is nothing urgent but an upgrade should be considered within a few years for reliability and maintenance concerns. Budget 145,000.00 This number includes all of above and the low voltage, electrical etc of non elevator work to complete the project.
