LANDLORD’S WORK

VANILLA BOX SPECIFICATIONS

Landlord, at its sole cost and expense, shall provide the following construction to the Leased Premises (hereinafter referred to as “Landlord's Work”) prior to Tenant taking possession.

1. Concrete floor slab to county / city code, trowel finished.

2. 8'6" +/- storefront, 1/4" clear plate glass as required by code. One (1) entrance door with push/pull hardware, closers and threshold per 2,000 sq. ft.

3. Interior demising wall(s), taped and bedded, ready for paint.

4. Standard suspended, acoustical, grid ceiling system with 2 X 4 fissured tile in retail area only. Ceiling height to be 10’ +/-.

5. One restroom facility located at the back of demised premises and in accordance with applicable code requirements. Tenant shall pay any costs associated with additional restrooms required by Tenant. Mop sink and water bubbler shall be provided if required by county / city code. Six gallon electric water heated in bathroom.

6. 200 amp, 120/208 volt, three phase, electrical service to premises with the meter, circuit breakers and disconnect switch per code. Telephone conduit from point of connection into tenant space.

7. HVAC- Complete HVAC system with ductwork designed and installed by Landlord. HVAC tonnage shall be determined by dividing the total square footage of the premises by 400. All warranties shall be assigned to tenant. Thermostat per local code.

8 2” X 4” lay-in acrylic lens lights with one (1) light per eighty (80) square feet.

9. Rear exit metal core door where required by County Code

10. The cost of any and all work not specifically delineated as Landlord's Work, or any increase in cost resulting from subsequent changes, shall be the responsibility of, and paid for by Tenant.

The Landlord will furnish as part of shell building:

A. Finished parking lot, common area lighting, curbs, sidewalks and landscaping.

B. Building shell of masonry with structural steel studs and masonry veneer walls in front.

C. Built up EDPM roof on top of steel roof deck.

D. A 4" sewer line and a 5/8" water line will service the demised premises. Meters and hook-up fees are Landlord’s costs.

Tenant shall provide the following additional construction to the Leased Premises (hereinafter referred to as “Tenant's Work”), at Tenant's sole cost and expense, prior to Tenant taking possession. Tenant shall provide a copy of Tenant’s specifications for Tenant’s Work, for approval by Landlord, which shall be attached as Exhibit C-1 to this Lease.
