POSITION ANNOUNCEMENT

|POSITION: |DIRECTOR OF FACILITIES |

|LOCATION: |DeKalb Campus |

|DESCRIPTION |Under minimal supervision, the Director plans and directs administrative and operational activities including |

| |all buildings, grounds, maintenance and custodial activities in order to provide a safe and healthy environment |

| |for students, faculty, and staff. Develops and implements policies and procedures. Establishes and maintains a |

| |campus-wide safety program. Establishes and coordinates a key control program. Responsible for maintenance of |

| |campus life safety systems, processes, and compliance. Position reports to the Chief Operating Officer (COO). |

| |Develops and implements policies and procedures relevant to facilities management operations such as new |

| |processes, space management and the annual budget |

| |Develops and/or writes reports regarding compliance with some or all of the following: security guidelines, the |

| |monitoring of persons entering the campus grounds, the control of crisis situations, campus assets, flow of |

| |pedestrian and vehicle traffic, etc. |

| |Coordinates the contracting process by writing specifications and selecting contractors |

| |Appropriately develops and/or updates service contract specifications to accurately reflect technical college |

| |needs. Ensures the feasibility and cost studies are accurate and timely. Balances costs and quality |

| |Composes and distributes necessary bid invitations and forms in accordance with state purchasing guidelines and |

| |TCSG rules. Ensures projects are “ready to bid” |

| |Executes service contracts including completion and distribution of corresponding purchase orders in accordance |

| |with state purchasing guidelines |

| |Thoroughly inspects work performed by outside contractors |

| |Establishes and implements comprehensive, effective safety programs for the campus. Maintains compliance with |

| |state, federal and OSHA rules and regulations |

| |Coordinates the removal of hazardous materials and surplus items; trains employees in hazardous materials safety|

| |procedures |

| |Regularly updates and revises safety manual as necessary |

| |Plans, schedules and implements facilities maintenance activities at GPTC by ensuring the completion of |

| |plumbing, electrical, painting, heating, ventilation, air conditioning, carpentry, lawn work, college vehicles |

| |and equipment, etc |

| |Prioritizes work requests and emergency repairs appropriately |

| |Schedules preventive maintenance for overall institution and equipment in accordance with information supplied |

| |by manufacturer’s manuals |

| |Monitors facility budgets to ensure expenditures are managed appropriately |

| |Properly prepares and approves all documents for purchase of equipment and services and/or screens and corrects |

| |documents prepared by others |

| |Monitors the inventory and ordering of equipment to ensure adequate levels of stock are available |

| |Communicates training information effectively |

| |Establishes and coordinates a key control program |

| |Ensures the proper repair of locks, cylinders, hinges, door closers and related security hardware and electronic|

| |systems |

| |Establishes a routine for checking all assigned emergency entrance and exit keys and locks to ensure proper |

| |functionality and documentation |

| |Responsible for the overall maintenance of fire alarms, extinguishers, sprinkler and security systems |

| |Displays a high level of effort and commitment to performing work; operates effectively within the |

| |organizational structure; demonstrates trustworthiness and responsible behavior |

| |Works within the system in a resourceful manner to accomplish reasonable work goals; shows flexibility in |

| |response to process change and adapts to and accommodates new methods and procedures |

| |Supervises and provides input on personnel related matters |

| |Appropriately conducts interviews for vacancies according to applicable policies and procedures |

| |Completes performance evaluations for assigned staff within established time frames |

|MINIMUM QUALIFICATIONS: |Five years of experience in facilities management which included supervision of multiple operations such as |

| |repair and maintenance, space management, security, site selection and facility construction. |

|PREFERRED |A Bachelor's degree from a four-year college or university in engineering or business administration *OR* |

|QUALIFICATIONS: |completion of a college program in facilities management, construction management, or a directly related field. |

| |Five years of experience in government facilities management or business administration. Experience with |

| |government purchasing policies. |

| | |

|SALARY/BENEFITS: |The salary range for this position is low $70K to $80K determined by education, experience and other |

| |qualifications. This is a full-time position with paid state holidays, accrued annual and sick leave, and the |

| |State of Georgia Health Flexible Benefits Program. |
