RENTAL AGREEMENT ADDENDUM

20. PROHIBITIONS

ANY MISREPRESENTATIONS ON THE RENTAL/LEASE APPLICATION AND/OR RENT/LEASE CONTRACT IS CAUSE FOR IMMEDIATE EVICTION.

Neither the Tenant nor the Tenant's guest(s) shall: a) Engage in illegal drug use or have possession of such in or around this property. This is a zero tolerance violation & cause for immediate eviction. (turn over for "Drug - Free Housing addendum) b) install any equipment or appliances that, in the Landlord's opinion, cause an unsafe condition on the premises; c) have inoperable, un-plated vehicles or have major repairs performed on or around the property; d) accumulate refuse on or around the premises that might pose a health hazard to the Tenant or to the Tenant's neighbors; e) allow any activity on or around the premises that would result in an increase in fire insurance premiums for the premises; f) permit any flammable liquids or explosives to be kept on or around the premises; g) use unit for storage (All belongings must fit in closets &/or furniture. Excess must be stored off-site) h) permit on the premises any act that would injure the Landlord's reputation or interfere with the rights or the quiet enjoyment of other persons; i) change or install any locks on the premises or in the building where the premises are located without written consent from the Landlord; j) bring any water beds, floor safes, or other heavy objects on the premises; k) bring any animals on the premises; l) cook outdoors except in designated area; m) permit any laws to be violated on the premises; n) cause security breeches; o) receive rent reductions or compensation due to repairs or interruptions of service except as provided by law; p) have building maintenance repair anything not caused by the failure of the equipment or construction; q) place fixtures, signs, fences, etc. on property r) verbally or physically assault anyone

Repeated violations of this agreement that disrupt the safety, livability of the property, adversely affect the right of any neighbor to the quite enjoyment of their premises, or have an adverse financial effect on the dwelling, will be subject to an eviction.

LOCK-OUT FEES

? Loss of key(s) = $25 lock-out fee + cost of each key lost ? Loss of key fob or gate remote control = $25 lock-out fee + $75 per key fob or

remote replacement

Note: If landlord does not insist upon strict performance on all terms, the landlord has the right to insist on them if the landlord should choose to in the future.

LEASE ADDENDUM FOR DRUG-FREE HOUSING

1. The Tenant, any member of the Tenant's household, or a guest or other person under the Tenant's control shall not engage in or facilitate criminal activity on or near the community, including, but not limited to, violent criminal activity or drug-related criminal activity.

2. The Tenant or any member of the Tenant's household shall not permit the dwelling unit to be used for, or to facilitate, criminal activity, including but not limited to, violent criminal activity or drug-related activity.

3. "Violent criminal activity" means any felonious criminal activity that has as one of its elements the use, attempted use, or threatened use of physical force against the person or property of another.

4. "Drug-related criminal activity" means the illegal manufacture, sale, distribution, or use, or possession with intent to manufacture, sell, distribute or use, of a controlled substance (as defined in section 102 of the Control Substances Act (21 U.S.C. 802)).

5. One or more violations of section 1 of section 2 of this Lease Addendum constitutes a substantial violation of the Lease and a material noncompliance with the Lease. Any such violation is grounds for termination of tenancy and eviction from the unit.

6. Proof of violation shall be by a preponderance of the evidence, unless otherwise provided by law.

7. In case of any conflict between the provisions of this Lease Addendum and any other provisions of the Lease, the provisions of this Lease Addendum shall govern.

8. This Lease Addendum is incorporated into the Lease between the Management and the Tenant, dated ___________.
