E-Commerce in the Czech Republic is booming – even with foreign sales

Amazon, Alibaba, Babymarkt, Sky Deutschland, Huaije and many more global e-commerce players have distribution centres in Czech warehouses. The main reason for this is the Czech Republic´s attractive location, in close proximity to the German border, together with comparatively lower labour costs. This, combined with strong domestic demand, is reflected in the continuous growth of e-commerce sales and makes the Czech Republic a prime destination for e-commerce and retail distribution and storage. The detailed data is revealed in the latest report of BNP Paribas Real Estate APM ČR.

The only limiting factors for stronger growth is the decreasing availability of labour and land for development. Despite these limitations, there are more than 2 million sq m of warehouse space planned for construction in the Czech Republic. More than 1 milion sq m are planned within the Ústí nad Labem, Karlovy Vary and Pilsen regions. These are the regions which profit most from the proximity to Germany. "The highest stock of space occupied by e-commerce and retail is situated in the Greater Prague area, the largest consumer base in the country" says Dušan Drábek, Head of Industrial Agency at BNP Paribas Real Estate APM ČR.

E-commerce sales should exceed 130 bn CZK this year according to APEK, and further acceleration is expected. Whereas, in Germany, average online sales per capita reach €1037 and €3000 in the UK, Czech sales amount per capita to less than €400 per capita.

"E-commerce and retail account for up to 30 % of total industrial and warehouse leasing activity, and e-commerce is a major driver for the Czech warehousing market. Due to the scarcity of labour and its rising cost, e-commerce retailers and logistics companies see the need for automation and mechanisation of warehousing," adds Lenka Šindelářová, MRICS, Head of Research and Consulting at BNP Paribas Real Estate APM ČR.

The case of Notino, an online perfumery, confirms the boom of e-commerce. The company supplies european markets from a warehouse in South Moravia, and plans to process around 80,000 packages per day before Christmas. However, within five years, in order to meet growing demand, the company should be able to process 250,000 packages per day.

"I believe the key challenge for the e-commerce sector in CEE is the duration of the process of delivery. We aim to overcome this barrier and shorten the delivery time, this is also why we are considering opening more distribution centres. We want to be as close as possible to our customers," describes Tomáš Hofer, Logistics Director at Notino.

Rising demand for online shopping results in a growing number of e-shops. According to estimations by Heureka.cz there are 40,000 e-shops in the country. E-commerce is boosted by the fusion of online and offine channels, as traditional retailers adopt online strategies. The 2017 e-commerce share of 10.5% in total retail sales in the Czech Republic shows there is still a gap to close with the UK, the market leader, whose share is 17%.

Given the high number of players on the market, the demand is diversified in terms of types of space and location. The location is determined by the market coverage, for instance the logistics company, Geis, operates a distribution centre for German Babymarkt from Chomutov in north-western Bohemia.

"The importance of multi-user warehouses will grow. The investment in the latest technologies and innovation will pay off, allowing for the most efficient use of space (mezzanine floors, push back storage), reducing picking time and decreasing the error rate", says ing. Pavel Křížek, Logistics director of Geis CZ s.r.o. Nowadays, technologies like automated conveyors, finger picking scanners, pick by voice or pick by light technologies are used, not to mention other IT technologies including storage software, which is the cornerstone of a well-functioning logistics warehouse.

The need to simplify processes in logistics and automatise operations is also confirmed by Libor Křížka, Logistics Director at HP Tronic, which operates brands such as Datart, Euronics and Kasa.cz. "These days, there are many opportunities to do this, and you can achieve an interesting turnaround within 2-3 years. Due to the specific space requirements for these technologies, including floor load capacity requirements, the best option is to have a clear idea regarding the technology first, before developing the space", summarizes Libor Křížka of the challenges facing an e-commerce warehousing.

New technologies and the automation trend pose additional demands on storage space, which e-shops use and insist upon. "In addition to location, which is crucial and should provide good connection to target the markets, the availability of labour should be secured. The space should give the possibility of expansion and needs to meet technical requirements such as increased load bearing capacity, quality of floors and extra clearance height" concludes Dušan Drábek.
