Interim Binder: In lieu of an owner's title policy, a binder to insure a resale within 24 months of the date of closing may be issued for an additional 10% premium based on the liability amount. The holder of the interim binder can designate the named insured in the owner's policy within the 24 months. Prior to its expiration, a binder may be extended for an additional 12 months for an additional fee of 10% of the liability amount.

Residential Refinance Special Rates:

Preferred Refinance Rate:

25% off Title Fee

Applies to all refinance transactions where loan proceeds are being used for any purpose other than the financing of the acquisition of the property in a concurrent purchase transaction. No other discounts apply to these rates.

These rates are for an Extended Coverage Lender's Policy. A Standard Coverage Lender's Policy may be issued for 90% of the indicated rate. If an EAGLE Protection? Lender's Policy is issued, add 10% to the indicated rate.

Short Term Refinance Rate:

50% off Title Fee

A discount of 50% off title premium is available for a refinance involving a property for which an owner's or lender's policy of title insurance was issued by any licensed underwriter in the State of Hawaii within 12 months prior to the current order for title insurance. This rate is not to be applied to the Refinance Rate and may only be applied to the full base rate for the type of coverage requested. The minimum premium for Standard Coverage is $327.00 and the minimum premium for Extended Coverage and for an Eagle Policy is $350.00.

Residential Resale Special Rates:

Applies to each party's portion of the Title Fee. Only one Special Rate for each party on a single transaction may be applied. The minimum charge even with an applicable special rate is $350. Special rates apply only to owner's policies in sale transactions.

1. Short Term Transactions:

25%-50% off Title Fee

A discount of up to 50% off title premium may be available for sale involving a property for which an owner's or lender's policy of title insurance was issued by any licensed underwriter in the State of Hawaii within 12 months prior to the current order for title insurance. After 12 months a discount of 25% off title premium may be available for 13 to 60 months (5 years). The discount will depend on the type of the previously issued policy.

2. Insured Owner Rate:

25% off Title Fee

Applies to the sale of residential property where the seller is the named insured under an existing owner's policy insured by First American Title Insurance Company.

The following SPECIAL RATES are available upon request. Applies only to the qualifying party's portion of the Title Fee. Only one Special Rate for each qualifying party on a single transaction may be applied. The minimum charge even with an applicable special rate is $350. Special rates apply only to owner's policies in sale transactions.

1. Investor's Rate:

25% off Title Fee

Applies to transactions where persons are engaged in the business of investing in real property.

2. Senior Citizen Rate:

25% off Title Fee

Applies to persons 62 years of age or older on the sale or purchase of their personal residence only. Proof of age required. Does not apply to reverse mortgage transactions.

3. U.S. Armed Forces Rate:

25% off Title Fee

Applies to members of the U.S. Armed Forces on active duty on the sale or purchase of their personal residence only. Proof of active duty status required.

4. First Time Homebuyer Rate:

25% off Title Fee

Applies to persons buying their first home.

5. Government Employee Rate:

25% off Title Fee

Applies to persons employed by the federal, state, county or city governments. Proof of employment required.

Refinance Escrow Fee: $450

Preliminary Title Report: The charge for a Preliminary Title Report only without a title insurance policy is a minimum of $300 + G.E.T. per Title Report.

Reverse Mortgage One Rate Escrow Fee: A one rate escrow fee of $500.00 will be charged on a reverse mortgage escrow transaction. This one rate fee will include the charges for customary escrow services, mailing fees up to $25.00, courier fees up to $25.00, two wire transfer fees, tax search fee, the general excise tax on listed services, a one time electronic delivery of documents, and a lien and financing statement on two borrowers. The one rate fee does not include the premium for title insurance, endorsement fees, recording fees, any conveyance transfer tax, notary fee, loan signing fee, third party fees, other governmental fees or charges, or services in excess of those listed above.

Simultaneous Issuance: When a conveyance document and mortgage are recorded simultaneously as part of a single transaction and both owner's and lender's policies are issued, the charge for a Standard or Extended ALTA lender's policy will be as follows:
