MINUTES OF THE MEETING OF THE BOARD OF DIRECTORS OF BRUNSWICK MEADOWS HOMEOWNERS ASSOCIATION HELD AT 6:30 PM, ON AUGUST 26, 2019 AT JONES MEMORIAL UNITED METHODIST CHURCH, 2504 ALMEDA GENOA RD, HOUSTON, TEXAS 77047.

CALL TO ORDER

Due notice of the meeting having been given and a quorum being present, the meeting was called to order at 6:30 PM.

HOMEOWNER GUEST FORUM

Homeowner expressed concerns about the following issues:

• A homeowner had a question about shared fence responsibility. The Board and Management advised the homeowner to speak to her neighbor.

• A homeowner inquired about whether garage sales are permitted in the neighborhood. The Board and Management instructed the homeowner to pull down their signs immediately after the garage sale.

• A homeowner turned in an ARC application for the Board to review.

• Another homeowner was concerned about receiving a notice for garbage cans left out on the street. The Board and Management informed the homeowner of the deed restriction violation process.

• A homeowner inquired about loud parties that go into the night. Management informed the homeowner and the Board that there is only a general nuisance rule in the deed restriction. The HOA relies on homeowner reports in these cases, and the Board will review them as they are reported.

• A homeowner complained about parents parking on Sandstone Bend Drive and Brunswick Meadows Drive. The Board will report this issue to the Constables, and consider installing “No Parking” signs. Director Walker reminded the homeowners that the community has already petitioned HISD to move the bus stop, HISD will not move the bus stop.

• A homeowner suggested to the Board to consolidate deed restrictions, instead of individual fines. Management advised the Board and the homeowner that violations will still need to be sent out as individual notices.

• A homeowner brought up a concern about trees in homeowner’s yards grown over sidewalks. Management does enforce this as a deed restriction violation.

• A homeowner had a question about what is being installed at Almeda Genoa and Furman. The Board does not know, but is keeping an eye on that intersection.

• A Homeowner inquired whether street lights will be installed from Beltway 8 to Almeda Genoa on Scott Street. The Board has considered the cost, but it is too expensive for the HOA to install at this time. The Board will keep this in mind for the future.

• A homeowner inquired about a cap on vendor prices. The Board advised the homeowner of the annual budget and their decision making process.

• The townhome roof repairs/replacement process was discussed.

• A homeowner brought up the open Board decision. The Board will place the matter agenda for September’s meeting.

APPROVAL OF AGENDA

Upon motion duly made, the meeting agenda was accepted as presented.

CONSIDERATION OF BOARD MEETING MINUTES

Meeting in July was cancelled, and the Board approved June’s meetings electronically.

RATIFICATION OF ELECTRONIC VOTES

None

FINANCIAL REPORTS

Upon a motion duly made by Director Petty and seconded by Director Burris, the Board approved the July 2019 financials as presented.

COMMUNITY MANAGER REPORT

• There were 496 deed restriction violations sent out for the month

• 24 certified DRV letters were sent out

• 495 regular and 76 e-invoices were sent out

• 230 Monthly invoices sent to townhome owners

• 61 payment plans were set up and administered during the past month

• The board reviewed pending invoices and scheduled payments per board agreement

CURRENT BUSINESS

• The Porter will be coming out one additional day a week to alleviate during the school year.

• The Board wanted to inform the homeowners of the Constable’s service to keep an eye on your home if you are out of town. Please visit their website to access for more information.

• The Board wanted to advise the homeowners of the upcoming mosquito season.

• The Board is considering upgrading the pet waste stations along the walking path around the community.

EXECUTIVE SESSION

Executive session is for considering actions involving personnel, pending litigation, contract negotiations, enforcement actions, matters involving invasion of privacy of individual owners, or matters that are to remain confidential by request of the affected parties and agreement of the Board.

RECONVENE IN OPEN SESSION

• Resumed Open Session, no homeowners present and no further items to discuss.

ADDITIONAL BUSINESSS

• No additional business conducted

NEXT MEETING

The next scheduled Board of Director’s meeting will be held on September 23, 2019 at 6:30 PM at Jones Memorial United Methodist Church.

ADJOURNMENT

There being no further business the meeting adjourned at 09:18 PM.
