INTENT TO VACATE

(30-Day Notice)

In accordance with the lease executed by this household requiring a written 30-Day Notice, you are hereby advised of this household’s intention to vacate the premises. This household will vacate the premises on: (30-days from the date of this notice).

PLEASE NOTE

A verbal notice to the office or Manager is not a valid 30-day notice to vacate. In accordance with your lease the notice of intent to vacate must be in writing and must be a full 30-day period prior to vacating the apartment. Also, you are responsible to pay rent for said 30 days. If a FULL 30 day notice is NOT given the landlord has the right to charge you till the end of the 30 days and keep your Security Deposit plus any interest accrued.

Your tenant rights state that you have the option to request an initial inspection of your unit, for the purpose of allowing you an opportunity to remedy identified deficiencies to avoid deductions form your security deposit. You have the right to be present at this inspection. This inspection, if requested, shall occur no earlier then two weeks before the termination or end of notice.

Both parties shall thereafter attempt to schedule a mutually acceptable date for the official walk-through, and the landlord shall give at least 48 hours written notice of the date and time, whether or not the time is agreed upon (unless you and the landlord sign a written waiver of the 48 hour notice). The landlord must process with this initial inspection even if you are not present (unless you withdraw your request for inspection).

The landlord must give you an itemized statement specifying repairs or cleaning that are proposed to be made from the deposit. The statement will be given to you or left in your unit. You have the right until the termination of your tenancy to remedy the identified deficiencies in order to avoid the deductions.

Security deposit cannot be used as last month's rent. Refund of Security Deposit can only be determined after the resident has physically vacated the apartment. After move-out an inspection will be conducted to determine the final condition of the unit. There will be deducted from the Security Deposit the cost of repairing any damage to the property caused by you, your family, or your guests (normal wear and tear exempted), the cost of cleaning, and any rent or other charges owed. Any refund due is mailed to the resident at the last known address within 21 days after vacate date. If a forwarding address is not provided, your disposition will be mailed to the last known address.

Please return ALL KEYS to your resident manager at the time you vacate. Any keys not returned there will be a charge of $5.00 each key. If you do not return the keys on the date specified above and have vacated the apartment, you will be charged for rent until the keys are returned.
