Accounts receivable were up $34,718 compared to last year. Prepaid expenses were up $262,384 compared to 2019 primarily due to the State Fair Park fees for the 2020 Home and Garden Show being credited to cover the 2021 Show. Fixed Assets increased by $55,482. Total Assets were $3,250,131 which is down $83,352 compared to 2019. On the Liability side, accounts payable were down $8,016 compared to last year. Accrued vacation expenses were up $741. Overall, Total Liabilities were $564,902 which is up $64,480 compared to 2019.GMAR has a Net Gain of $625,128 through July 31, 2020, down $471,370 from last year. Overall, Total Net Assets were $2,685,229; $147,833 lower than the same point in 2019. The primary factor in every significant decrease listed above was the cancellation of the Home and Garden Show due to COVID-19.Statement of Activities - Membership: Through July 2020, $1,726,044 was collected in dues. Last year through the end of July we had collected $1,776,208 in dues, so dues are $50,164 behind last year at the same time. GMAR had a 92% renewal based on number of members billed. New member budget for 2020: 500 REALTORS?, 50 DRs and 20 Affiliates. Through July, actual new members: 459 REALTORS?, 27 DRs and 3 Affiliates. Promotions: Through July 31, Home and Garden Show income is $86,930 and expenses are $132,461 for a net loss of $45,531. In mid-March, the Home and Garden Show was cancelled due to the COVID-19 pandemic. Over the coming months, almost all of the show’s income will be eliminated, and while many of the incurred expenses will be refunded or applied to next year’s show, there will still be significant expenses and the show will suffer a sizable net loss. Budgeted net income for the Show was $254,200.Expenses related to Public Policy and Professional Standards are basically all personnel costs, incurring expenditures primarily in Labor and Overhead. The only significant expense is an event deposit and a couple of sponsorships.The Leadership section includes expenditures for meetings, committees, officer expenses, strategic planning, NAR Home Buyer and Seller survey and NAR meetings. The main expenses recorded through July were memberships and expenses for the president, sponsorships, travel expenses for the chair, and Milwaukee Bucks tickets.The Administrative section includes investment and rental income and expenses for professional fees, salaries, fringe benefits, building, insurance, occupancy, property taxes, general office expenses and depreciation.The bottom line shows Excess Receipts Over Expenditures of $625,128. Last year our net income was $1,096,498 for the same time period. The most significant reason for this change was a decrease in Home and Garden net income, which will drop further in the coming months once the impact of the Home and Garden Show cancellation is fully reflected in the financialsM/S/C to approve the unaudited Statement of Financial Position (Balance Sheet) and Statement of Activities as of July 31, 2020 and recommend placing on file for audit. President’s ReportMike Ruzicka reported the following in addition to his written memorandum to the Board of Directors: 2020 NAR Member Profile – The GMAR purchase an oversample of NAR’s Member Profile. We will be sending it out to all brokers. Poll Workers – The GMAR has added information on volunteering to be a poll worker in the Association’s newsletter. Given that almost every aldermanic district in the region has at least one REALTOR?, the staff felt it would be a good volunteer opportunity for some members. Nominating Committee – The Nominating Committee selected the following candidates to be placed on the ballot for the Greater Milwaukee Association of REALTORS? Board of Directors election. The election will be held by electronic voting October 11 – 17, 2020Human Trafficking Webinar – The GMAR is hosting a webinar on human trafficking on Monday, September 21st at 10:000 AM.The Association received a call earlier this year from a member asking about how to recognize a trafficking house, after going to a listing appointment. We contacted the National Human Trafficking Hotline about that specific issue, and called a local organization, Exploit No More, to ask about hosting a seminar to help REALTRS? identify instances of trafficking.SentriLock – There are 8,096 boxes in members hands, and 3,192 are currently on listings.Since starting the lockbox audit in April, when the GMAR had 397 boxes at the GMAR, 1,113 have been reclaimed. However, because agents have been requesting more boxes due to listings picking, the Association is back down to 873 at the office. Separately, Mr. Ruzicka sent our policy on giving out one-day lockbox codes to non-GMAR members to the Lakes Areas AOR, assuming they would be relieved we were informing our members to give out one-day codes in specific circumstances. That does not seem to be how it was received, however, based on the email the GMAR received.LARA is opposed to the GMAR requiring non-members to pay for access to SentriLock if they would like regular access. Consumer Survey – The staff had a call with NAR to discuss conducting the survey we discussed at the July meeting. The GMAR is looking at conducting two surveys after the November election. One to generate media attention (i.e. asking if homeowners would like to change their neighbor’s landscaping). And, another more policy oriented to help the GMAR identify MKE issues to find out what motivates renters and homeowners to stay in MKE and Waukesha or want to move.Strategic Plan – We are continuing to push the “ethics” message among members, which was the fundamental objective of the plan. We are putting together a Professional Standards Forum (Zoom), we’ve added a “Re-Orient” Yourself segment to the newsletter, which will repeat topics covered at orientation, and we’re looking at doing a webinar this fall to address members’ Stewardship of the Code of Ethics (1 hr Zoom, 3-20 min segments).DepartmentsPromotions (Home & Garden Show)Online booth sales are open for early bird registration. The information was shared at the attorney seminars last week where NAR announced some of the potential changes to professional standards policy and the Code of Ethics. The changes have been widely distributed and discussed on NAR’s HUB and other real estate outlets. The changes include: The scope of REALTOR? conduct which may be covered by the Code of Ethics, A new Standard of Practice relating to discriminatory speech, and Revision of the definition of public trust. I will have it available for you before next Thursday’s meeting. Our 2020 membership income has been a very good, following the industry overall. The same thing happened in 2008, as people lost jobs in other industries and came into real estate. So, we are budgeting for 500 new members again in 2021.The big question mark is the Home & Garden Show. The NARI (remodelers) show was held this fall, and while they had reduced attendance, their exhibitors were happy with the contacts they made, because the people who attended were serious remodeling shoppers, not tire-kickers. 2020 GMAR Award WinnersThe Awards Committee met on October 23rd and discussed this year’s awards.
