Mortgage Foreclosure Scams on the Rise,

Warns the BBB

Foreclosure "rescue" companies may promise to save your home, but only empty your wallet

Across the U.S., homeowners facing mortgage foreclosure are being scammed by foreclosure "rescue" companies promising to save their house but that only take their money. In light of this emerging trend, the Better Business Bureau (BBB) warns that gloomy forecasts for the housing and financial markets means that increasingly more people could fall prey to mortgage foreclosure scams in the coming months and years.

"According to estimates, as many as 1.7 million homeowners could lose their house to foreclosure in the next couple years," said Steve J. Bernas, president & CEO of the BBB of Chicago and Northern Illinois. "These people will be in the desperate position of trying to save their home and they'll look for someone to trust. Unfortunately, con artists are seeing their chance to step in and make a fast buck off of troubled homeowners across the country."

In recent months, the BBB has heard from victims of foreclosure rescue schemes in almost all 50 states. BBBs nationwide have received hundreds of complaints from homeowners who enlisted the help of unscrupulous mortgage foreclosure rescue companies and they all tell a similar story.

Typically, homeowners report that they were either contacted directly by a mortgage foreclosure rescue company or came across a Web site while searching for help to stop foreclosure on their home. The companies claimed they would renegotiate the terms of their mortgages and stop foreclosure actions, or the homeowners would get their money back. Victims, who were desperate to keep their homes, paid as much as $1,300. In the end, the companies did very little work or often nothing at all. Most victims, not only lost their homes, but they also have not been able to get promised refunds, either.

"BBBs across the nation are hearing the same story from victims over and over again." added Bernas. "Desperate homeowners are duped into a false sense of security by crooked companies and think their prayers have been answered and their homes will be saved. Unfortunately, many people are losing a lot of money and their houses through untrustworthy foreclosure rescue operations."

The BBB offers the following advice for homeowners facing mortgage foreclosure:

? Contact your BBB or go to chicago. to request a free Reliability Report before paying any "rescue" company. You can also check with your state Attorney General and state Real Estate Commission.

? Beware of the personal approach. Some less-thanethical businesses will stuff a handwritten note in your front door or mailbox that implies that "help" is avail-

able from someone who has your best interests in mind.

? Talk to your lender. The first thing you should do is talk to your mortgage company about how to restructure your loan payment or refinance.

? Never sign a contract under pressure and never sign away ownership of your property. Ask a trusted

family member, your attorney or a financial professional to review any paperwork you may be asked to sign.

? If you feel you have been taken advantage of by an unethical mortgage foreclosure "rescue" company, file a complaint with your BBB at .

Beware of DTV scams

If your TV needs rabbit ears it needs a box

It's something used everyday in nearly every household in America. In some homes there are as few as one but in others there are five or six. We're talking about the millions of televisions in homes across the country. With the coming digital conversion the BBB is seriously concerned with scam artists using this knowledge to rip-off thousands of consumers.

As of February 17, 2009 there will be a change in the way households will receive television and because everyday consumers are seeing reminders of this change the BBB is issuing an alert to consumers on how and why they need to protect themselves.

"Just as the sun rises in the east each day ? the scam artist will arise as well." That's a warning from BBB President & CEO, Steve J. Bernas in reference to the digital TV conversion.

By law television stations throughout the country will begin broadcasting a digital TV signal. That means viewers will need to have digital televisions to receive that signal. While many homes are connected to either cable or satellite systems and won't be affected those that are not will need to have digital capability. According to published figures that amounts to over 800,000 households across Illinois.

Bernas says "already there are rumors out that are confusing to consumers every-

thing from whether they must get rid of their camcorder to the need for a high definition TV. And because of the confusion consumers can easily fall prey to scam artist. We want to make sure consumers know what to watch out for." "They need to be aware that if they do not have a TV equipped to receive a digital signal they will only need a converter box not a new television."

Bernas also warns that "consumers who are in the market to buy new television sets, camcorders and other items should know that retailers can and are continuing to sell the old analog sets but they must make the buyers aware of that fact by prominently posting a consumer alert on or near the analogonly sets."

The cost of a new converter box is estimated at between $40 to $70 dollars each. But because this change in broadcasting is mandated by the federal government to offset the cost of purchasing a converter box; consumers can apply for up to two $40 coupons from the digital-to-analog converter box coupon program. "These coupons are free to everyone so consumers should not let anyone try to sell them coupons to purchase converter boxes" says Bernas.

Also, consumers should be aware that there is a difference between a high definition TV, also known as HDTV, and a digital television. While

He goes on to say "consumers should also be aware that scam artist may try to sell them converter box installation packages. Again, he says don't fall for it. There is no need to pay someone to install the DTV converter because the process is extremely easy."

"Because there are more than 800-thousand people, just in Illinois alone, who will need to purchase converter boxes or a new television scammers out there see consumers as ripe for the picking, said Bernas. To better protect themselves he also advices that consumers check out the BBB website at chicago.dtv for answers to their questions.

The Better Business Bureau of Chicago & Northern Illinois (BBB) held its 81st Annual Dinner Meeting on Thursday, March 27 at the Hilton Chicago Hotel. Headlining the program this year was wellknown businessman and TV football analyst Mike Ditka as the featured speaker. In addition, Charter One Bank served as presenting sponsor of this year's event.

Mike Ditka spoke on the BBB's vision to enhance and support an ethical marketplace where buyers and sellers can trust each other.

The 81st annual meeting was emceed by Anna Davlantes, NBC 5 Chicago News Anchor & Reporter with the dinner followed by the awarding of the coveted Torchbearer of the Year Award to Howard Medley, president of Medley Moving and Storage. Mr. Medley, a veteran member of the BBB Board of Directors with over two decades of service and will accept this award which is presented annually by the BBB to recognize the efforts of an individual business leader in our community.

"The BBB Torchbearer Award honors an individual that makes a demonstrable effort to promote ethical business practices while assisting the BBB in its selfregulating work." commented Steve J. Bernas, president & CEO of the BBB.

Several other award presentations were made, the Diogenes Award for Excellence in Media to Lisa Parker to honor her exceptional work on the Target 5 segment of the NBC News which helps to educate consumers in our community. "We have worked together on dozens of consumer issues since 1996 and I have found Lisa Parker to be most supportive of the BBB mission and especially effective in educating the public on companies with questionable business practices," commented Bernas.

Also recognized at the meeting was Kevin Wendorf as Arbitrator of the Year for the BBB. His volunteering to do volume arbitrations and his ability to author thoughtful decisions in very difficult cases is of immense value. ?
