Real Estate Lending Manager

(EXEMPT)

Reports to: Vice President Lending

Major functions:

• Through leadership, create a positive, empowering environment for team members to allow for goal success and professional development

• Responsible for ownership, goal attainment and the overall success of the Real Estate Lending Department

• Ensure that the work of the team is done according to procedures set by the Board of Directors as well as within regulatory guidelines

• Accomplish strategies by developing, recommending, and implementing real estate products, servicing, and department processes

• Create and maintain high levels of quality service by delivering on the Credit Union’s Service Promises in every service situation

Duties / Responsibilities:

The following statements are intended to describe the general nature and level of work being performed by this position. It is not intended to be an exhaustive list of all duties, responsibilities and skills required of this position. Other duties may be assigned to meet business needs.

Essential Function

• Ensure that the mortgage loan policies, procedures, services, products, and documentation meet federal and state regulations.

• Formulate and maintain a loan procedure manual for the mortgage loan department that is up-to-date with all regulations and requirements. Ensure staff training and compliance.

• Responsible for the origination and approval of all residential mortgage loans in accordance with established goals and standards of the department.

• Responsible for the ongoing servicing of residential mortgage loans that are held in portfolio or sold servicing retained.

• Monitor rates and pricing for residential loan portfolio to ensure competitiveness with marketplace. Monitor the marketplace for changes in the industry or changing trends.

• Responsible for the selling of mortgages on the secondary market as stipulated by policy.

• Develop and maintain outstanding working relationships with area Real Estate agents and brokers; promote the credit union real estate lending to these people and build a brand of top-notch service.

• Prepare, implement, and supervise the budget for the department that is consistent with the overall strategic plan and budget of the credit union.

• Collaborate with the Marketing team in developing mortgage loan promotions.

• Collaborate with all Lending Teams for goal success of the credit union.

• Be a resource in Real Estate knowledge, experience and research for the credit union and collaborate with others as requested.

• Manage department staff; allocate resources to meet operational needs within the department include setting schedules, approving leave time, and improving processes. May occasionally assist staff with the performance of their assigned duties.

• Lead and coach employees to ensure that they are meeting expectations and striving to exceed expectations by seeking improvement. Make recommendations for training/disciplinary action if necessary.

• Write, update, and conduct yearly performance evaluations for department staff, including 6-month progress reviews. Provide reports to the VP.

• Ensure team members are trained and cross trained in other related positions. Provide training and orientation for new department employees. Emphasis should be placed on our culture, mission, service promises, and service standards from the beginning.

• Provide written documentation of policy and procedural violations or inadequate performance of employees and recommend disciplinary action to the VP and Human Resources before the action is taken.

• Perform other duties, as assigned

Performance Measurements

• Ensure the department is providing professional, timely, personal service to all members and associates by responding to all messages and correspondence within 8 hours

• Develop and maintain a highly qualified staff possessing knowledge of all mortgage products and rates, both with the credit union and the industry as a whole

• Ensure all mortgage lending activity is in compliance with established policies, procedures, rules and regulations

• Ensure the department meets or exceeds established goals and that direct reports achieve their individual goals.

• Keep Senior Management informed regarding key operational issues affecting the department

• Note observations of employee performance. Give and receive feedback from employee on the same, no later than 15 working days following each quarter end. Complete performance reviews within the prescribed timeframe.

Knowledge, Skills and Abilities:

Experience Five years of similar or related experience

Education A college degree (Associates or Bachelor) is preferred

Interpersonal Skills A significant level of trust and diplomacy is required, in addition to normal courtesy and tact. Work involves extensive personal contact with others and/or is usually of a personal or sensitive nature. Work may involve motivating or influencing others. Outside contacts become important and fostering sound relationships with other entities (companies and/or individual) becomes necessary.

Other Skills 1. Knowledge of the secondary market and experience with first and second mortgage, residential real estate lending; must have proven track record of selling and servicing loans

2. Must have working knowledge of regulations affecting mortgage lending

3. Must have good communication and supervisory skills

4. Must have working knowledge of spreadsheets and word processing software, be able to use PC and general office equipment

5. Ability to work overtime, attend meetings, seminars and travel

Physical Requirements Able to sit for periods of up to 5 hours; walking and bending up to one hour per day. Ability to lift 10 pounds, or less up to one hour per day, repetitive use of hands. Fine dexterity and visual skills for computer terminals, printers, calculators, and audit reports. Use of PC for extended periods of time is necessary.

Work Environment Normal office environment where there is little discomfort or exposure to hazards due to temperature, dust, noise etc.

BSA Compliance:

I received training on the Bank Secrecy Act and Currency Transaction Reporting. I understand the importance of following the steps required of each of these regulations in helping to stop or prevent money laundering and identity theft. I also understand that there are severe monetary penalties for intentionally failing to follow these regulations to both myself and the credit union.

I have received and read a copy of the Bank Secrecy Act Policy, Bank Secrecy Act Procedures and the OFAC Policy from Members First Credit Union. I understand the basics of each of these documents and perform my job duties in compliance with each.
