The Five Simple Secrets to Finding the Hottest Properties ...

The Five Simple Secrets to Finding the Hottest Properties - BEFORE Anyone Else!

Select A Single Agent Who Can Watch for New Properties

There are literally thousands of properties available on the market and new ones are arriving every day. When you look in the paper, there are pages and pages of ads for properties. They all pretty much say the same thing. “Wonderful Home”, “Won’t Last Long!”, “Incredible Views”, “Great Starter Home”, “Gorgeous Home”, etc., etc., etc. Go on, if you don’t believe us, take a look! You’ll see the exact headings in the paper everyday.

So how do you determine which ones are the best ones? It’s hard. And you know what? The really good properties sell so fast they never even hit the paper. That’s right! Why should they, they’re so hot they don’t need to be advertised!

So how do you find these “hot” properties BEFORE they sell? It’s simple. All you need is someone who will keep their eye out everyday just for those properties that fit your needs.

Afterall, who has more time to keep looking? The professional who has all the tools, computers, staff and training. Or you, the consumer, who has to work, take care of children and do a hundred other things before you can take the time to look for properties. Let’s face it. It’s the professional’s job to watch and know the market. The best way to find the right home for you is to hire a single agent to keep an eye out for you. Someone who has experience and with whom you can get along with. You want to use a single agent rather than many, because that agent will commit more of their time and energy looking for you if they feel confident they will make a commission from their efforts. After all, how much time would you work for your employer if there was a good chance they would pay someone else who was doing the same job instead of you? You’d probably like a stronger commitment from your employer before you spend a lot of time working for them, wouldn’t you? It’s no different for a Realtor. They will work hardest for the people from whom they will most likely get a commission. They’d like a commitment just like you.

Have a Clear Understanding of What You Want

The better you understand and can describe what you want in your next home, the more likely you will find it. Years of experience have shown us that the best way to clearly understand what you want is to make up a DREAM LIST© of the items that are important to you. When creating your DREAM LIST© , write down everything you have ever wanted in a house – even if you don’t think you can afford it! Give your DREAM LIST© to your agent, so they can search on as many items as possible and find the homes that best match your wants and needs.

Remember, it is critical to write down everything you want. Don’t eliminate anything. As a practical matter, many of the items you write down will probably not be available, at least, not in the price range you’ve chosen. That’s O.K. Your agent will have a better idea of what you want and will be able to do a better job finding you your “dream home”. Clearly Define the Area in Which You Want to Live

Nothing makes finding a home more frustrating than not knowing where you wish to live. Not only will you end up looking at too many homes, but you will be wasting your valuable time – time you could probably better spend with your family or just relaxing and enjoying yourself.

Why make the process any harder than it needs to be. After all, searching for your next home can be an emotional and stressful process. It’s important to know, however, that it doesn’t have to be. The entire moving process can actually be a lot of fun. Kind of like an adventure only, if you have the right agent, there doesn’t have to be any bad guys like in the movies!

The best way to define the area(s) in which you would like to live is to drive around. Take a look at the restaurants, businesses, parks and recreational facilities in the area. Look at the condition of other homes, the type and condition of automobiles, see if there are lots of children playing or not. In other words, look around and make sure the type of people you want to be around live in the area too!

Once you have narrowed down your selection, mark the boundaries by listing the major north, south, east and west roads that outline the area(s). Put these boundaries on your DREAM LIST CREATOR© so your agent can easily search on the areas you want.

Be Ready to Go Look as Soon as a Potential Home Comes on the Market

In today’s very competitive marketplace, the hottest homes often sell literally in just hours! To get your dream home, you must be ready to run when your agent calls to tell you about a new home. If you don’t, someone else will beat you to your dream home and you’ll end up living in the “left-overs”.

Again, it is important to have an agent who has the tools and staff to manage a time sensitive search like this. When you are interviewing agents to help you buy your next home, ask them specifically about what tools they have and how they can help you beat everyone else to a home that just came on the market.

Get Pre-Approved Before Starting to Shop

Out of all the ideas in this report, this one is perhaps the most important. You see, even if you are the first to put an offer on the home of your dreams, it won’t help you out if your offer isn’t strong enough.

Let’s say your selling your house and, just hours after you put it on the market, you get an offer. It would be exciting wouldn’t it. But wouldn’t it be disappointing to you as a seller, if that offer was from someone who hadn’t even talked to a lender yet? How would you know if they could afford your home? Would you want to take an offer from a buyer that may not be able to buy your house? Probably not!

Don’t put yourself in that position. Get pre-approved before you even start to shop. In fact, if your agent is any good, they will insist that you at least get pre-qualified before they show you even the first house. That’s right! If you want to buy the best home and, hopefully, get it at the best price possible, you need to be completely pre-approved. If your agent doesn’t strongly encourage you to do so, they are doing you a great disservice. After all, you hire their expertise in order to find the right home and to help make sure you don’t pay too much for it. If they don’t help you position yourself in the strongest negotiating position, are they really looking after your interests? Think about it!
