This booklet contains 33 quick and easy tips that make the home look more attractive to the potential buyer. Of course, this includes a place for you to drop in your own name, logo, and contact information.

This layout is also set up to include name, logo, photo and contact information for the Realtor of your choice so it can be used as a co-op marketing piece. 

Think out of the box with me for a moment. Most Realtors have tried to pursue For Sale By Owner contacts to no avail. The seller perceives the Realtor as being self-serving in their approach. On the other hand, we as Loan Officers can take a non-offensive approach by simply offering to help. As the Loan Officer, you're not interested in making a profit on the sale of the home or getting the listing. 

But you can be a dynamic Gate Keeper of the lead by being the trusted central figure. It opens up doors for you to cross-sell Realtors with FSBOs and potential buyers, etc. If you are actively working with the FSBO, you are the first contact with the potential buyer, hence, you control the lead. The best way to get business from a Realtor is to start by referring business to them. This is the ultimate Unique Selling Proposition.

This questionnaire provides valuable insight as to exactly how prepared this person is to sell their own home. Remember, most FSBO sellers don't take many of the important key points into consideration. 

We want them to start thinking about this. How do you write a contract? What time contingencies should be listed in the contract? How will they market their property? Who will pre-qualify the buyer to make sure they are really making a sound offer? 

This form creates the impression in the seller's mind that selling their own home is not as easy as they thought it would be. Now you have them where you want them, and that is, thinking that they really do need someone to help.

Include a sample flyer that you can offer to produce for the FSBO Prospect. All you need is a digital camera to take a shot of the house and drop it into the layout. You can do the printing on your own color printer in your office, or place your order at your local Kinko's. 

Either way, the layout is ready for you to download and modify to include your personal contact information, and show as a sample in your FSBO Marketing Package.

Call Capture 800 Service Summary (DOC, 6KB)

This document outlines the Call Capture 800 Service provided by Arch Telecom. Your commitment to the FSBO for this part of the campaign is to put a sign on their front lawn with an 800 number listed on it. 

When interested parties call that number, they will hear a message that talks about the amenities of the home. The service also captures the identity of the caller, and hands that over to you for telemarketing and follow-up. 

Just think of the number of legitimate contacts you'll get from using this! This dovetails into pre-qualifying additional borrowers and referring them out to Realtors essentially as cash buyers with pre-approval.

FSBO-Loan Officer Agreement (DOC, 7KB)

This is a written agreement between the FSBO Prospect and you, the Loan Officer. Once this is signed, which you will want to do when you have your follow up meeting with the FSBO Prospect, you will move them from your FSBO Prospect group in your database to the FSBO Client group, and make notations of this point of reference in any subsequent new leads that result from this relationship.
