Dear Former Inspection Client,

I hope you and your family are well. It’s been a while since I performed your home inspection, and I wanted to touch base with you to let you know about some services I’m offering that you (or someone you know) could probably use.

1. It's almost winter, and I'd like to come over and inspect your home to make sure it’s prepared for the cold weather.  There are probably many items I can alert you to, and if you address them now, you can avoid major disruptions, repairs and expenses during the most inconvenient time of the year for household problems to occur.  For example, at the exterior, I can determine whether your roof, gutters and downspouts, hose bib, and even walkways are in good condition. At the interior, I can evaluate whether you have sufficient insulation in your attic, whether your plumbing pipes are properly wrapped and frost-protected, whether your exterior doors and windows are sealed, and other items that can be negatively affected by cold wind, freezing conditions and moisture intrusion. I’m offering my special Ready-for-Winter Inspection at a reduced rate of only $XXX.

2. Are you selling your home? It can be a difficult and long process. You want every advantage in marketing your home to prospective buyers. The best way to show that your home is a good investment is to have me perform a Move-In Certified™ Seller’s Home Inspection. As an InterNACHI-certified inspector, I will thoroughly inspect your home and generate a report, just as I would for a buyer’s inspection. The difference is that, as a seller, you can complete repairs and improvements before you show or even list your home. A seller’s inspection helps you justify your asking price, and can help avert any last-minute re-negotiations on price or condition.
