ASSOCIATION GENERAL RULES
1. No clothing or other personal articles shall be allowed to remain in the common elements other than areas designated for such use.
2. No bicycles or similar vehicles or toys or other personal articles shall be allowed to remain in the common areas
3. No unit owner shall make or permit any noises that will disturb or annoy the occupants of any other units or do or permit anything to be done therein which will interfere with the rights, comfort or convenience of other Units
4. Each unit owner shall keep such owners unit in good state of preservation and cleanliness
5. No sign, notice or advertisement shall be inscribed or exposed at any window, door or other part of the building, except such as shall have been approved in writing by the Executive board
6. All garbage and refuse from the units shall be deposited with care in receptacles intended for such purpose only at such times and in such manner as the Association may direct. Any trash not consistent with normal household refuse must be disposed of by the unit owners
7. No servants or employees of the Association or its agent shall be sent out of any unit by any owner at any time for any purpose
8. No radio or television aerial shall be attached or hung from the exterior of the building
9. The agents of the Association and any contractor or workman authorized by the Association may enter any unit at any reasonable hour of the day for any purpose permitted under the terms of the Declaration and By-Laws or these Rules
10. No trailers, snowmobiles, campers, motor bikes, mini bikes, ATV’s etc, are to be operated or utilized on the property, except to enter or leave the area. No auto belonging to a unit owner or to a member of the family or guest, tenent or employee of an owner shall be parked in such a manner as to impede or prevent ready access to another parking space. All persons shall obey the parking regulations posted, and any other traffic regulations published in the future for the safety, comfort and convenience of the owners
11. The unit owner shall not cause or permit the blowing of any horn from any vehicle in which his guests or family shall be an occupant, approaching or in the parking areas serving the units
12. No unit owner shall interfere in any manner with any portion of the lighting apparatus in or about the property
13. No unit owner shall use or permit to be brought into the condo any inflammable oils or fluids or other explosives or articles deemed extra hazardous to life, limb or property
14. No unit owner shall do any painting or decorating of the exterior of the building or make alterations or construct any improvements of the exterior or landscaping of the buildings or property
15. Unit owners shall be held responsible for the actions of their children, guests and tenants
16. Any consent or approval given under these Rules and Regs by the executive board shall be revocable at any time
17. Complaints regarding the service of the Condominium and the property or regarding actions of other unit owners or the association shall be made in writing to the executive board
18. Guns and weapons of any kind shall not be used on the property
19. No felling of trees or other growth is permitted in the common elements except as done by the association
20. Unit owners shall do nothing to harm or disrupt and shall assist, to the extent possible, the executive board in proper maintenance of the drainage system and or sewer system
21. All unit owners subleasing shall notify the executive board
22. The type and placement of all improvements must be approved by the Architectural Review committee
23. Maintenance of lawns, shrubs, fences etc.. are the responsibility of unit owners
24. The speed limit in the village is 10 MPH
25. All Unit vehicles shall be parked within the boundaries of their unit. There is no parking in the roadway or walkway
26. Guest parking shall be allowed on the roadways as long as such parking in no way impedes the free flow of traffic. No overnight parking in the roadway
27. No unregistered or un-inspected motor vehicle shall be stored anywhere in the condominium
28. Only licensed drivers may operate a motor vehicle within the Association grounds
29. The area located southerly and easterly of units 7,8,9 and known as the COMMON BEACH PEDESTRIAN ACCESS may be used by all unit owners and their guests for access to the cove beach by foot.
30. Material or equipment not consistent with normal use or maintenance of a unit shall not be kept in the unit or in the condominium
31. Pets must be kept secure, either within the unit or on a leash at all times. Pets are not allowed on the beach
32. No open fires are allowed within the condominium. Charcoal and gas grills will not be considered open fires
33. Trash receptacles will be available on the beach and must be used
34. No cookouts or parties are allowed on the beach without the consent of the board
35. Children under the age of 10 are not allowed on the beach unless accompanied by an adult
36. Jet skis are not allowed on the main beach, they may use the cove or small beach only
37. All boats must stay as far away from the swimming area as possible
38. Swimming and diving shall not be allowed in the dock area
39. Boats left on the beach must be pulled off the sand
40. No boats are to be kept on the roadways
41. All swimming at the beaches is at your own risk
42. Pedestrian access to the beaches shall be in the designated area only. There shall be no motor vehicle access to the beaches
