A unique way to sell or buy Homes!

I am now able to offer a unique option to sell your home, or buy a home – through an auction.

Why is an auction unique?

For the Seller, this option offers their single property (no competition) for sale on a single day, eliminating the Days On Market that typically follow a listing on MLS (Multi-List Service), showing the home, waiting for an offer, negotiations between Buyer and Seller, the inspection process, requests for repairs, requests for closing costs from the Buyer (now very typical), and financing issues that may occur between the Contract date and Closing.

For example, Buyers must immediately put down earnest money of 10% of the sales price on auction day (minimum of $2,500) in cash, personal check with ID, or cashiers check. Balance and closing costs are due within 30 days (no more long closings or contingencies!), Buyer inspections must be completed prior to the sale, and Sellers have the right to accept or reject the high bid. This auctioneer assures me that 100% of Sellers have accepted the high bid.

For a Buyer, this option offers the opportunity to buy a home at actual value – they decide how valuable that particular home is to them, and they are bidding against other buyers of the same mindset, and whoever wins has set the value of the home. It doesn’t matter what other homes in the neighborhood have sold for, etc. The terms set above for earnest money, closing in 30 days, eliminates those buyers who aren’t qualified to buy the home.

Now, to be honest, only certain homes are best for this option. Typically, they are homes that are in top condition, need to sell quickly, and have not been listed on MLS. Contact me for more details.
