As a courtesy, I would like to take this opportunity to make you aware that the subject property contains portions of a wetland resource area and associated 100-Foot Buffer Zone/200-Foot Riverfront Area/has an outstanding Order of Conditions, DEP File #____ governing work for.
As you may or may not know, any work or activity (including removal or cutting of vegetation) in a wetland resource area, within 100 feet of a wetland, or 200 feet of a river is subject to review and approval by the Conservation Commission pursuant to its authority under the Massachusetts Wetlands Protection Act and Beverly Wetlands Protection Ordinance.
It would be prudent to inform any prospective buyers of the nature of the resource areas on site and related Conservation Commission jurisdiction and encourage them to contact me if they have any questions or concerns with regard to this issue.
