A Sheetz gas station in front of Brimfield Elementary school is a disaster waiting to happen. This would be terribly dangerous with all the buses coming and going as well as the many cars coming in and out for pick up and drop off of students ages 5-11! The area is already unsafe as it is without a proper traffic light and the people who continue to speed down 43 paying no attention to the school zone speed limit. Please propose a new sight like the vacant golf course on 18 or even the vacant marathon station by the hotels or the corner of 43 and 224. I cannot even fathom how the land in front of an ELEMENTARY SCHOOL became the proposed site. My name is Jamie McKay and I am a resident of Brimfield Township. As is my husband Mark McKay and our two children. Mathias is 9 years old and in the 4th grade; Keely is 7 years old and in the 2nd grade and both attend Brimfield Elementary school.? I whole heartedly am against Sheetz building a gas station on the lot in front of the school. I feel it would be dangerous and irresponsible to put a Sheetz, or any gas station there. The traffic in that area is already congested at times, adding in gas station traffic and big rigs adds to the danger this poses to the children in our community. Vehicle accidents and unnecessary foot traffic are among the concerns. Why? Why would anyone think this is ok??If Sheetz insists on building in the area, why not on the other side of 76? That seems like a much more realistic and safe option. The area in front of the school would be best suited for use by the school or for the new town hall.Please do not let this project move forward. Stop it in its tracks. For our community. The main reason is child safety, Gas stations are a higher crime area where I’ve personally (in brimfield) witnessed a drug deal or two happen. Sex trafficking is another huge risk, why would we want to put ANYTHING that is high traffic, ?easy access to the interstate within a few hundred feet of our precious children? To me that makes absolutely no sense at all. For my family and my community this would be a terrible decision. Keeping our elementary schools safe is one of the most important priorities of this community and every community! Gas stations bring in all kinds of traffic, and being right on the expressway makes it even worse. This would be an easy target to snatch a child and run. Sex trafficking in our area is at an all time high, another reason why putting a trafficking hub in front of the school is an awful idea. We have children who walk to and from school, this would put each of those children at risk everyday. A gas station in the middle of our town would also be a huge eyesore. The land is zoned “Town Center,” and it should stay that way. Why would we put a gas station right next to our new fire station and town park area? Again an awful idea. We also don’t need an 7th gas station within 2 miles of Brimfield (or a 4th within .2 miles of the center of Brimfield), that is plain outrageous! Several of the local gas stations near 76 already seem to struggle and often become an eyesore, why would we force them out of business, making the township look even worse. I have been told Brimfield has a plan to make it’s Town Center nicer, adding another gas station will just ruin that attempt. Please deny the zoning change in front of the Brimfield Elementary school and turn Sheetz’s proposal down. They can find another more suitable location. Specifically the "Applicant is requesting a Conditional Use Permit to operate a gasoline service station within the T-C district." This request is based upon "Zoning Resolution Section 308.02 3. T-C Zoning District, uses not covered come before the BZA for ruling."As a citizen of this township I'm in opposition of granting a conditional use permit in this scenario. The zoning district of TC, known as town center, exists to create a downtown area within our community. While the execution of this idea has yet to come to fruition, it was the will of the people based on land use plans. The township is currently undergoing a revised land use plan and 5 year strategic plan that would further support the development of a downtown feel. In my opinion, the installation of any fueling station would be detrimental to the success of those plans. The Board of Zoning Appeals and the Zoning Commision has been appointed to represent the will of the people and to be a representative of the communities ideas.?Yes, the applicant has identified an area within the code that allows for submission and consideration of alternative uses not covered by the code. But the board must consider two important questions:1) Was the intention of the TC District to allow fuel stations??2) Are there other districts that allow for fuel stations?I'm of the opinion, as with many other residents, that the TC District did not intend for the downtown area to host fuel stations. Furthermore, other districts within the township specifically identify as being supportive of fuel stations. There exists no hardship or case to support why an approval if this application should happen. When a large corporation considers purchasing land it is about profitability, not about betterment of the community. Does betterment of the community happen becouse of those developments? Yes, at times it does, but first and foremost is profitability. I believe in this case we would not see a betterment of our community, rather we would see the end of our goal to develop a town center for future generations to enjoy.?Please take time to consider what the goal of the TC District was and avoid the weeds of fancy lawyer talk. We are still a small town community and stand strong together. And together we can still realize the dream of our town center.
