This is the 38th edition of the Bear Hollow Village Homeowner’s Association Newsletter brought to you by your Board of Trustees. This Newsletter will provide you with an update on things happening in our community and other information.

COMCAST CABLE UPDATE
Comcast cable has advised Howie they have completed the fiber optics cable installation into the remaining areas of the community ( basically, units north of the Clubhouse that did not have the fiber optics cable now have this as a service option). REVISED VEHICLE RULES & REGULATIONS
Your Trustee’s have revised the community Vehicle Rules & Regulations Policy to better reflect the authority
given to the Trustees for enforcement and to identify what constitutes a violation. All Owners are encouraged to review the revised Policy which is posted on our website then go to the “Community Info”
page to review the Policy. Please make sure that your full time tenants, property managers and renters are aware of the revised Policy. Any Owner who would like to receive a paper copy of the new Policy please contact Howie and a copy will be mailed to you.
ASSOCIATION FINANCES
The Association remains in excellent financial condition. We have the following funds on deposit with Chase Bank (as of 7/22/15)…

TOTAL $ 379,819.83
SUMMIT WATER COMPANY RATE INCREASE
Summit Water Company has imposed a 20% rate increase on all customers. The HOA will absorb this cost for all water used to irrigate our common areas. The quarterly irrigation water assessment added to townhouse and condominium owners dues (since the assessment is only to townhouse and condo owners in fairness we must pass this added cost on accordingly – single family home owners pay for their property irrigation water use directly to Summit Water – townhouse and condo owners irrigation water usage is billed to the HOA) will increase to $49.00 starting with the September 2015 dues billing.
Summit Water has also imposed mandatory watering restrictions on all users. Effective immediately, we are only permitted to water landscape areas two times a week, Tuesdays PM and Fridays AM. (Note- this is a change from the information sent to homeowners by Summit Water in the Pipeline newsletter (Wednesday & Saturday), we requested the change so that our irrigation technicians can be more readily available should a problem arise. All Owners are requested to cooperate with the restrictions.
CLUBHOUSE
We have revised the 2015 / 2016 Clubhouse Management contract to add more attendant coverage time during high use time periods. An attendant will now be present at the Clubhouse on Fridays, Saturdays, Sundays whenever the pool is open in Summer season and Winter ski season. Please be reminded the Clubhouse is now staffed 6 days a week (except Monday) during July and August in Summer and December thru March in Winter. In summary, we have added 42 additional days to the staffing pattern as a safety and security precaution for the Clubhouse.
At the 2014 Annual Meeting, Owners requested we do an “adults only” swim time at the pool.
We implemented this change when the pool opened for the season in May, with the time 10AM to 12 Noon
designated as adults only time. The Trustees subsequently learned that this type of restriction is a violation of
federal Fair Housing Act laws. The Department of Housing & Urban Development General Counsel has issued a legal opinion against adult swim times as discriminatory and federal case law has upheld that opinion in three separate rulings. Accordingly, the HOA immediately terminated the adult swim time experiment.
All other Clubhouse / pool area rules are still in effect and being enforced.
UNSIGHTLINESS
All Owners are required by the community rules and the CCR’s to maintain their private property to acceptable and reasonable appearance standards. All homes require regular maintenance, especially the exterior wood deck and stairway areas. The HOA clearly prefers Owners cooperation with maintenance issues as opposed to violation Notices and fines. Outside painting time is rapidly coming to an end, please make needed repairs a priority now. Thanks in advance for your cooperative efforts.
MEETING WITH SUMMIT COUNTY SHERIFF
On July 20, Greg & Howie met with Summit County Sheriff Justin Martinez to discuss community issues, including parking problems on the County roads (Bobsled Blvd & Oslo Lane), pets problems/ complaints and community safety. Sheriff Martinez made several recommendations and the Trustees are reviewing them to see how we can best implement them into the community. We need to contact the County Public Works Director & the Animal Control Officer for more input. There were no immediate safety / crime related problems in the area that are creating any extra concerns. Residents are encouraged to take basic precautions, like closing their garage doors in the evening and locking car doors for cars left in driveways.
BEAR HOLLOW PARK PROJECT
The mini soccer field has been completed, all that remains is to add line striping to create boundary lines and goal lines painted on the new sod. Here is a photo……

Construction of the artificial surface golf putting green area in the Park has started and will be completed shortly.
The acrylic basketball backboard was broken (again) and is now being replaced by a new aluminum / steel
Backboard system. System on order, awaiting delivery and installation as soon as possible.
EXTERMINATOR / MICE & VOLES PROBLEM
Our efforts to control the Mice and Voles population are having some success, but the problem is far from resolved. Owners are asked to take appropriate pest control measures.
On behalf of the community the HOA contracted with Quality Care Pest Control / Jon Duda
to combat the mice / voles infestation. Jon has now offered to do a general pest control spray of any Owners property exterior area upon request; he will do this service for any current Owner that has contracted him for mice / vole service at no cost. Other Owners who would like this service will be charged $45.99 (a $70.00 discount from the regular price of $115.99) for this service). Owners wanting to request this service should contact Jon directly @ 435-659-6178
BOBSLED BLVD. POND
In cooperation with our neighbor, Bill White, the HOA has purchased and installed a water filtration and pump / circulation system, creating a waterfall effect for the water in the pond. In time, this should help considerably with the clarity and health of the pond water. Here is a photo…..

2015 ANNUAL MEETING / COMMUNITY SERVICE
The 2015 HOA Annual Meeting will be held on Monday evening December 14, 2015.
This is just an early reminder so you can make your travel plans accordingly, All Owners are encouraged to attend the meeting in person as their schedules permit.
The Meeting Agenda will include election of Trustee’s and the revitalization of the Grounds Committee.
