Dear Resident:
Grace Management and Subdivision Services are pleased to have been hired by your Board of Directors to manage The Links Community Association. Our Management Team offers specialized management services for Homeowner’s Associations. We work closely with your Board of Directors to ensure the highest standards for your community. We are available to all residents to answer any questions and/or concerns and look forward to working with you.
You may have chosen to live in a community with protective covenants because of the amenities, the beautiful environment or to enhance the value of your property. Regardless of the reason, we believe your decision was a wise one and we will make every effort to provide you with the best service possible.
Grace Management supports the Board of Directors by providing all of the financial services of the community including collection of assessments, payment for services and production of monthly financial statements. We also help organize annual meetings (i.e. securing a location, mailing out required notices).
Grace Management Services may also provide assistance with vendor selection including landscape companies, insurance agents, pool cleaning companies, etc. We are available to all residents to answer any questions regarding their account or other association matters..

Subdivision Services, Inc. provides a service to consistently and fairly enforce the Protective Covenants established for The Links Community Association, Inc. In addition, we are responsible for overseeing the landscaping services, pool cleaning, and other maintenance contracts as directed by your Board of Directors.
We perform a weekly drive thru reviewing properties and noting any covenant violations. We ensure all proper notification is sent to the homeowner in violation and follow up with the Board of Directors for resolution (i.e. assess a fine and/or enter the property and make all necessary corrections).
The goal is to help homeowners be responsible for their own property and help maintain high property values for all in the community. We are available to all residents to answer any questions regarding the Covenants and/or common area maintenance or to report a violation.

Covenants at a Glance
Architectural Standards
Article 6 Section 2
No exterior construction, addition or alteration shall be made unless and until plans and specifications shall have been submitted to in writing to and approved by the Declarant. Please allow up to 30 days for review and response from the Declarant.

Owner’s Responsibility
Article 5 Section 2
All maintenance of the Lot and all structures, landscaping, and other improvements thereon shall be the sole responsibility of the Owner thereof, who shall maintain such Lot in a manner consistent with the Community-Wide Standard and the Declaration(Covenants).
Signs
Article 7 Section 3
No sign of any kind shall be erected within the community without the prior written consent of the Declarant or the ARC. For sale signs and security signs consistent with the community-wide standard and any signs required by legal proceedings may be erected upon any Lot.
Vehicles; Parking
Article 7 Section 4
● Vehicles shall be parked only in appropriate parking areas (garage or driveway) serving the Lot or other designated
areas if any.
● No on-street parking, other than in connection with special events as approved by the Board of Directors, shall be
permitted within the community.
● No vehicle may be left upon any portion of the community, except in a garage or other area designated by the Board
for a period longer than five days if it is not licensed or if it is in a condition such that it is incapable of being
operated upon the public highways.
● Any towed vehicle, boat, personal water craft, recreational vehicle, motor home, trailer, motorcycle, minibikes,
scooter, go-cart, golf cart, commercial truck, camper, bus or mobile home regularly stored in the community or
temporarily kept in the community, except if kept in the garage for periods longer than 24 hours may be removed
from the community by the Board of Directors.
● Garage doors should be kept closed at all times, except during times of egress and ingress from the garage.
Animals and Pets
Article 7 Section 6
● No animals, livestock or poultry of any kind may be raised, bred, kept or permitted on any Lot, with the exception of
dogs, cats, or other usual and common household pets in reasonable number as determined by the Board.
● No pets shall be kept, bred, or maintained for any commercial purpose.
● No exterior pens for household pets shall be erected or maintained on any Lot unless approved by the
Declarant;ARC.
Nuisance
Article 7 Section 7
It shall be the responsibility of each Owner and Occupant to prevent the development of any unclean, unhealthy, unsightly or unkempt condition on a Lot. No property within the community shall be used, in whole or in part, for the storage of any property or thing that will cause such Lot to appear to be in an unclean or untidy condition or that will be obnoxious to the eye; nor shall any substance, thing or material be kept that will emit foul or obnoxious odors or that will cause any noise or other condition that will or might disturb the peace, quiet, safety, comfort or serenity of the occupants of surrounding property. Without limiting the generality of the foregoing, no speaker, horn, whistle, siren, bell, amplifier or other sound device, except such devices as may be used exclusively for security purposes, shall be located, installed or maintained upon the exterior of any Lot.
Unsightly or Unkempt Conditions
Article 7 Section 8
The pursuit of hobbies or other activities, including specifically without limiting the generality of the foregoing, the assembly and disassembly of motor vehicles and other mechanical devices, which might tend to cause disorderly, unsightly or unkempt conditions shall not be pursued or undertaken in any part of the community.
Garbage Cans, Woodpiles, Etc.
Article 7 Section 13
● All garbage cans, woodpiles, swimming pool pumps, filters, and related equipment and other similar items shall be
located or screened so as to be concealed from view of neighboring streets and property.
● All rubbish, trash and garbage shall be regularly removed and shall not be allowed to accumulate.
● Trash, garbage, debris or other waste matter of any kind may not be burned within the community.
Firearms
Article 7 Section 15
The use of firearms in the community is prohibited. (includes: B-B guns and pellet guns)
Fences
Article 7 Section 16
No fence or fence type barrier of any kind shall be placed, erected, allowed or maintained upon any Lot without prior written approval from the Declarant/ARC. See Fence guidelines below:
● Fence must be constructed of either cedar or pressure treated wood and installed professionally.
● Be sure property lines are clearly marked for contractor.
● Include final survey with request for approval to the ARC.
● Fence should not be placed any further than seven (7) feet up the side from the rear corners of the home.
● Fence can be a minimum of 48”high at the lowest point or 72” high at the highest point and installed with the smooth
side facing outward. .
● Do no install fence flush with the ground, as it can obstruct water drainage and flow across your yard.

Air Conditioning Units
Article 7 Section 17
No window air conditioning units may be installed
Artificial Vegetation, Exterior Sculpture, and Similar Items
Article 7 Section 20
No artificial vegetation shall be permitted on the exterior of any property. Exterior sculpture, fountains, flags and similar items must be approved by the Declarant/ARC.
Swimming Pools
Article 7 Section 22
No swimming pool shall be constructed, erected or maintained upon any Lot without prior written approval from the Declarant/ARC.
Above ground pools are prohibited.
Gardens, Play Equipment and Garden Pools
Article 7 Section 23
No vegetable garden, hammock, statuary, play equipment or garden pool may be erected on any Lot without prior written approval from the Declarant/ARC.
Mailboxes
Article 7 Section 24
All mailboxes serving Lots shall be approved by the Declarant/ARC. Identical replacements may be installed without further approval; but no modification to or change in mailboxes may be made unless approved in writing by the Declarant/ARC. See Mailbox guidelines below:
● Types of mailboxes approved: Victorian Style post (black), brick or stucco column mailbox.
● Post may be painted Decorator White. Color should be white to match Behr “Ultra Pure White” or
Glidden “Snow Bank”. Off-white or Beige is not an acceptable color for the post.
● Post may be stained a natural wood color or a clear sealant used to preserve the appearance of the post. Color stains
are not permitted.
● Mailboxes should be free of stickers, numbers (black iron only) need to be firmly attached to the post, and care
should be given that they do not fall off.
● Mailboxes must remain BLACK and unembellished and plain. No statuary or other decorative objects may be
attached or on top of metal or wooden posts or brick or stucco columns.
Clotheslines
Article 7 Section 25
No exterior clotheslines of any type shall be permitted upon any Lot.
Golf Course Lots
Article 7 Section 28
No owner may construct, erect or maintain improvements of any kind, including without limitation, any fence, gate, path, access ramp, vegetable garden, hammock, statuary, swing set, play equipment, basketball goal, athletic equipment, pool, shed, cart path, clothesline, dog house, dog run, pet enclosure, sign or retaining wall on any Lot which abuts or is appurtenant to the Golf Course adjacent to the Community without prior written approval from the Declarant/ARC.
Subdivision Services Enforcement Process
● A violation can be reported by homeowners or noted during a drive through in the community.
● Once a violation is identified, Subdivision Services will go thru the following process:
(subject to change by the Declarant/Board of Directors)
A Friendly Reminder is mailed to the owner. This letter is mailed first class mail to the owner reminding them that the community is a covenant restricted community and that they are in violation of the covenants. The homeowner has seven (7) days to either correct the violation or contact Subdivision Services to discuss the violation and the resolution.
A Certified Letter is mailed to the owner. This letter is mailed both first class and certified mail to the owner. It again states the violation and the steps to take to correct the violation. The owner has ten (10) days from the date of the letter to correct the violation or the Board has the right to impose fines for the violation and/or enter the property to make all necessary corrections. (Fines will continue to accrue until the violation is corrected and all costs involved in entering the property will be the responsibility of the owner).
