MOBILE HOME SETUP REQUIREMENTS

A copy of your property deed or rental agreement is required when applying for permits. If the property is not in the applicant’s name, a notarized letter of authorization is required from the property owner. Prior to mobile home permits being issued, Decatur County Environmental Health shall permit the septic tank and well. You may contact Environmental Health at (229) 248-3058 to arrange for permits and inspections.

Mobile home installers must be State of Georgia licensed and registered in Decatur County. The HVAC unit must be installed by a State of Georgia conditioned air contractor and is registered in Decatur County.

The electrical service shall be in accordance with the National Electrical Code. All underground wiring shall be inspected prior to covering. All electrical must be done by a State of Georgia licensed electrician and registered in Decatur County, or by the homeowner after signing a homeowner’s affidavit.

Mobile homes to be connected to fuel gas shall be tested by a State of Georgia certified licensed gas contractor prior to connection to mobile home.

If a mobile home is to be set up in a flood zone, as indicated on a Decatur County Flood Hazard Boundary Map, the mobile home shall be supported and tied down in accordance with Federal Emergency Management Agency regulations. A Flood Elevation Certificate is required prior to permit being issued. Mobile homes not located in a flood zone shall be supported and tied down in accordance with State of Georgia requirements.

Landings and steps built to the specifications of the State of Georgia Manufactured Home Regulations must be permanently installed at any and all exits of mobile home.

The mobile home shall have a current Decatur County tax decal displayed on the home, as well as the address numbers.

Before you call to request a final inspection, please be sure that all permits have been issued and all the items are completed and that someone will be at the site or that arrangements have been made to enable the inspector to enter the mobile home.

MOBILE HOME IN FLOOD ZONE

Mobile homes set up in an area designated by the Decatur County Flood Hazard Boundary Maps shown as being in a flood zone must be elevated to one (1) foot above the base flood elevation. In areas where there is no base flood elevation established, the mobile home must be elevated to a height of no less than three (3) feet to the bottom of the I-beam. A Flood Elevation Certificate must be completed before any permits are issued by the Planning Department. All mobile homes set up in a flood zone must meet Federal Emergency Management Agency regulations.

Under certain circumstances, mobile homes may be required to have poured concrete foundation pads of no less that 8"x24"x24" with anchors set into concrete for the purpose of attaching the tie downs from the mobile home.

PLEASE GIVE THE NAME IN WHICH PERMITS WERE ISSUED, DATE AND TIME INSPECTION IS DESIRED, NAME OF PERSON CALLING FOR INSPECTION AND A TELEPHONE NUMBER WHERE THE OWNER OR RESPONSIBLE PARTY MAY BE REACHED.

IF HOME PASSED INSPECTION, WE WILL THEN CALL THE POWER COMPANY TO APPROVE THE POWER TO BE CONNECTED.

***ALL ITEMS MUST BE COMPLETE PRIOR TO INSPECTION***

FAILURE TO PASS INSPECTION BY SECOND ATTEMPT WILL RESULT IN A REINSPECTION FEE OF $40.00 FOR ALL SUBSEQUENT INSPECTIONS.
