KRAMER-TRIAD MANAGEMENT GROUP

Accredited Association Management Company

Kramer-Triad Management Group specializes in the management of Condominiums and Cooperatives. Kramer-Triad's approach to management emphasizes the role of advisor. Our goal is to serve the owners of the property, whether managing for an owner of an individual unit or the Board of Directors of an entire community. Kramer-Triad feels its basic role is to implement the policies established by the Board. We believe our experience will provide the Board with an information tool, which will permit them to make knowledgeable, timely and economically sound decisions.

Kramer-Triad assigns a team of highly skilled people to each property. Within this team are specialists in grounds and building maintenance, accounting systems, and management. In order to maintain their skill level, all members actively work to keep informed of current methods and laws relevant to the management of residential communities. This is accomplished through continuing education in community association management and the pursuit of professional designations requiring rigorous course work and application of management experience. When these talented people join forces to manage a site, a varied and experienced resource becomes available to our client.

We rely upon computers for efficiency and speed, as well as personnel to interpret and implement. With the ability to tailor computer programs to the special needs of different properties, Kramer-Triad's management system becomes a very responsive problem-solving tool. The combination of technology and personnel provides our clients with a valuable resource for community operations.

Kramer-Triad Management Group affiliates itself and is a member of the Community Associations Institute (CAI); the United Condominium Owners of Michigan (UCOM); the National Apartment Association (NAA); The Apartment Association of Michigan (AAM); and the Institute of Real Estate Management (IREM). This keeps Kramer-Triad appraised of new developments in property and condominium management and therefore facilitates effective decision making by the Board of Directors.

Kramer-Triad Management Group has received the prestigious Accredited Association Management Company (AAMC) designated from the Community Associations Institute (CAI). There are less than 75 AAMC firms nationwide and only one in Michigan. The AAMC designation assures you of the financial integrity, professional expertise and ethical business practices necessary to manage your association.

Kramer-Triad is also the only community association management company in the area that includes multiple management team members that hold professional designations including the Certified Manager of Community Associations (CMCA), Association Management Specialist (AMS) and the coveted Professional Community Association Manager (PCAM) from the Community Association Institute. There are significant experience and educational requirements, which must be met to attain these professional designations. In addition, CAI requires strict adherence to a Professional Code of Ethics along with stringent continuing education requirements in order to retain the designations. The Community Associations Institute is a national, non-profit institute created to serve condominium associations, cooperatives, and their affiliated professionals offering over 45 different courses and more than 60 publications concerning community operations. Currently there are over 16,000 members served by 58 local chapters nationwide.
