Craigslist Marketing For Sellers Instructions

- THIS IS ONLY A SAMPLE OF WHAT YOU SHOULD CREATE FOR YOUR VA - REMEMBER, YOU NEED TO CREATE THIS ON YOUR OWN!  THIS IS A GOOD PLACE TO START.

Purpose

• Find nice homes in nice neighborhoods to do a Lease Purchase with

• Send 3 pieces of marketing to each nice house

o E-mail using one of the scripts below

o Voice blast using (or )

o Send a text message using Google Voice

• Do this to at least 40 homes a day

• Do this 5-6 days a week - no Sundays

• Don’t send any marketing to the same house more than once every 3-4 weeks

Main Cities to do Marketing In

Update Spreadsheet

• It is a Google Doc Spreadsheet you should have received an invite for.

• You only need to copy the regular email address, not the anomymous Craigslist email address.  See (). 

• Have a separate spreadsheet for each city

 

Search For Rent Listings

• Use to search for all listings.

• St Louis Search Parameters

o Example: Go to Missouri > St Louis - (Or search near zip code “63366”)

o Min Rent: $900+

o Min Bedrooms: 3+

• Use the following positive keywords every time:

o “Map, Location”

• Use the following negative keywords every time:

o “realtor, realtors, realty, townhome, townhouse, condo, villa, duplex, apartment, agent, brokers, investors, option, own, management”

o Additional negative keywords (you can fill out additional words here):

• Note: if you see a certain name or number that comes up in a lot of ads, include that keyword in the negative list above in future searches.

• Main goal: find nice homes in nice areas

• Remember to avoid houses that look undesirable or trashed, houses that are listed by professional investors, realtors, property management companies, national websites, etc. 

• Try to avoid HTML ads in Craigslist.  They are usually posted by full-time investors and Realtors.

• Avoid ads that have "Rent To Own" or "Lease Option" in the title & description.  Most of these ads are posted by professional investors or Realtors

• It's okay to email houses if the ad doesn't have any pictures. Sometimes these are the best ads.

 

Search For Sale By Owner Listings

• St Louis Search Parameters:

o Same as above...

o Min Price of Home: $100,000

o Max Price of Home: $290,000

o Min Bedrooms: 3+

• Main goal: Look for nice homes, nice areas

• Send Emails, Text Messages, and Voice Mails just like the For Rent ads

• Here are some additional sites that you can go to:

E-Mail Instructions

• Set up at least three different email accounts - yahoo, gmail, hotmail, etc

• Send different email scripts from different accounts.  Mix it all up.  In other words, alternate the different email scripts below between your 3-4 different email accounts.

• When you set up the email accounts, try to have something to do with "St Louis" or "Lease Purchase" in the user name of the email.  For example, "stlouisinvestor@" or "stlouisleasepurchase@", etc.  Play around with it and see what works.

• Note: Make sure you regularly check for reply emails and forward them to me!

• The whole goal is to get your emails through & not get blocked as spam from Craigslist or the email providers.  Try to mix it all up so Craigslist doesn't block the emails.

 

Send Voice Blast -

• First, see this new video here (..........)

• As you send emails to ads, log any phone numbers from the ads to the Google Doc spreadsheet

• These phone numbers will later be imported into CallFire.

• Note: Make sure you are not calling someone you already called within the last 4 weeks.  

• Go to

o Username = xxxxxxxxx

o Password =xxxxxxxxxxx

• Use this number for Caller ID: 

o St Louis: xxxxxxxxxxxxxxxxx

• SAN Number: xxxxxxxxxxxxxxx (random number)

• The goal is to get a voice mail and not a live person

• Make sure you DO NOT click the "Start Now" icon.  Even though you have it scheduled to start the next morning, the phone calls will go out when you click that. 

• Always send the voice mails at 8:00 AM Local Time (which in St Louis is Central Standard Time), every day except Sunday.

o Important:

▪ No Sundays

▪ St Louis Local Time = Central Standard Time

▪ San Francisco & San Diego Local Time = Pacific Standard Time

▪ Never 8:00 PM!!!

▪ Make sure you have the calls go at the right time & not in the middle of the night!!!

• In CallFire, make sure you don't click the "Start Campaign" green icon.  That will send the voicemails out immediately.  Leave it on "Scheduled".

 

Text Messages

• Only send text messages out between 8 AM – 7 PM CST!!!!!  You don’t want to wake people up in the middle of the night with a text message!

• No Sundays

• I use Google Voice for sending text messages.

EMAIL SCRIPTS - NOTE - DO NOT USE THESE SCRIPTS!!!!  REVISE THEM AND MAKE THEM YOUR OWN!!  Craigslist will start blocking all our emails if a bunch of people start sending the same emails!!!

Email Script 01

 

Hi. I saw your ad on Craigslist.  We are a small, locally owned real estate investing company and we are currently looking for homes to “lease purchase” or “rent-to-own” in your neighborhood.  Briefly, “rent-to-own” is when a buyer leases your house for a certain period of time and then buys it at the end of the lease.

 

Here are several of the benefits we offer through our lease purchase program:
