ACCC Housing Counseling Department Disclosure StatementThis statement briefly describes the various types of services provided by American Consumer Credit Counseling (ACCC) and any financial relationship between our organization and any other industry partners. Further, it states that any client of the ACCC Housing Counseling Department is not obligated to receive or use any services offered by ACCC or its exclusive partners. Online Homebuyer Education: ACCC is approved by MassHousing and Framework to provide online homebuyer classes in Massachusetts and nationally. Online homebuyer education prepares consumers for the home buying process and home ownership. A certificate required by lending programs is provided to participants who complete the class. The fee for the online class is $75. Reverse Mortgage Counseling: ACCC provides telephone and in-office fee-based ($175) reverse mortgage counseling resulting in certification to qualified borrowers. In-home counseling, at ACCC’s discretion, may be arranged for an additional fee ($200) for a total of $375 plus an additional milage charge for any distance traveled beyond 30 miles from our Auburndale, MA location. If ACCC is unable to accommodate a client’s in-home counseling needs, we will refer them to another agency. If the client’s combined gross household income from all sources is below 200% of the Federal Poverty Guidelines for the year of the session, then the counseling fee ($175) will be financed into the cost of the mortgage. If this is true and the client is expected to receive less than $5000 in proceeds from the reverse mortgage, then the fee will be waived instead of financed. If the client makes over 200% of the Federal Poverty Guidelines and they state that the fee creates an undue hardship on their financial situation, then the fee shall be financed or waived using the above guidelines. No client will be denied reverse mortgage counseling services due to an inability to pay our fee. High-Interest Loan Counseling: ACCC works with borrowers required by law to review their plan, budget, and goals for the loan. A letter of certification and three-month follow-up is provided. The fee is $150.Bankruptcy Counseling: ACCC is approved by the EOUST to offer pre-bankruptcy counseling as well as post-bankruptcy debtor education. ACCC provides the mandatory counseling and education per the EOUST and also provides the required certifications as well. Counseling is provided in person, via internet and by telephone. The fee is $49.00 for the pre-bankruptcy counseling certificate and $39.00 for the post-bankruptcy debtor education certificate. Either fee can be waived if the client submits a completed fee waiver form provided by ACCC along with documented proof that they are below 100% of the Federal Poverty Guidelines for the year of the counseling. Credit Counseling: ACCC’s free credit counseling services offer many benefits to help consumers regain control of their finances. Our objective in this area is to assist individuals and families with all aspects of credit and budgeting. The budgeting/credit counseling sessions can lead to possible enrollment in a debt management plan to address the individual or family’s unsecured debts. If the client chooses to enroll in the debt management plan, ACCC charges a one-time enrollment fee of $39.00 and a monthly maintenance fee of $7.00 per each creditor account enrolled, up to a maximum of $70.00 per month regardless of the number of accounts. (content continues on the following page)Financial Literacy Education: ACCC offers free financial literacy workshops in such areas as credit building, credit analysis, financial planning, and identity theft. Guided by Title VI of the Civil Rights Act of 1964 and the Americans with Disabilities Act of 1990, and HUD, ACCC takes reasonable steps to ensure Limited English Proficient (LEP) counseling clients and legally disabled clients receive meaningful access to counseling and information. In such cases, ACCC first makes efforts to utilize its staff. If interpreting services are required, ACCC can recommend interpreter services from a list compiled from online sources and personal recommendations. As stipulated by HUD, ACCC will bear a reasonable cost for the interpreter or may refer the client to another agency that can meet the client’s needs.
