To proceed to organise a generic mortgage application and obtain approval in principle (Aip) so as you know exactly where you stand when a property becomes available.

To progress I need you to collect the following items. Give me a ring once you have most of the items 1-18 and we will complete the application together.

1. If you have a credit history, consider getting an icb check it costs €6.25 and takes 3 days and saves you a lot of time

2. Copy of passport or driving license

3. salary certificate see attached for when in new employment.

4. 3 recent consecutive payslips for when in new employment.

5. confirmation of current salary and package from existing employer and confirmation of income as per tax return.

6. Other relevant details (property)

7. all Current bank + credit card details 12 months personal + business statements (both) original bank statements for last 12 months. (Not print outs must have bank logo, bank name and address and client name and address and account No.

8. Note estatements are acceptable

9. Copy of utility Bill e.g. ESB, Gas for with full names + within last 3 months

10. Copy of savings account / s

11. Current bank statements + credit card statements business and personal for last 12 mths (not internet statements original or photo copy of original only)

12. Application fee €400

13. Up to date loan statements (car loans, credit union etc)

14. Other relevant details (house address if chosen)

15. a copy of new contract and copy of professional qualifications

17. All banks require a minimal life only mortgage protection policy (see comparisons below) all lenders try to sell the client with far more elaborate plans which I haven’t quoted for but I would ask you to consider some level of income protection or critical illness cover is a very good idea whilst you are acquiring an asset you are taking on a liability and if you health fails you will suffer financially. We can advise on this when the time is appropriate.

18. The lender will require buildings cover before drawdown we can advise on this If self employed

Copy of 3 years accounts or 3 years form 11 and chapter4 statements

Business bank account and business credit card statements for 12 months

4. Complete approval

5. Mortgage contract issued

6. Contract approved by your solicitor

7. Closing date agreed

8. Life policy issued and sent to lender

9. Buildings policy issued and sent to lender

10. Cheque issued to solicitor

11. commission paid to broker and refund of €100 of application fee
