No adjustments were made to the financial statements for 2019. Mrs. Tarkowski stated that the GMAR/WRA staff was forthcoming with the information they needed. Anyone interested in reviewing the GMAR audit should contact the GMAR office for a copy.Mike Ruzicka reported on the January 2020 GMAR financials:Statement of Financial Position (Balance Sheet) As of January 31, 2020, GMAR had $2,706,052 in Cash & Investment Balances, up $255,232 compared to last year. Accounts receivable were up $54,741 compared to last year primarily due to outstanding Home and Garden receivables. Prepaid expenses were up $24,154 compared to 2019 primarily due to the allocation of the Bell Bank lease commission to subsequent years.Fixed Assets increased by $65,730.Total Assets were $4,862,755 which is up $399,858 compared to 2019. On the Liability side, accounts payable were up $5,627 compared to last year. Accrued vacation expenses were up $741. Overall, Total Liabilities were $884,638 which is down $12,432 compared to 2019.GMAR has a Net Gain of $1,933,016 through January 31, 2020, up $88,753 from last year. Overall, Total Net Assets were $3,978,117; $412,290 higher than the same point in 2019.Statement of ActivitiesMembership: Through January 2020, $1,548,814 was collected in dues. Last year through the end of January we had collected $1,588,614 in dues, so dues are $39,800 behind last year at the same time. GMAR had an 92% renewal based on number of members billed. New member budget for 2020: 500 REALTORS?, 50 DRs and 20 Affiliates. Through January, actual new members: 85 REALTORS?, 1 DRs and 3 Affiliates. Promotions: Through January 31, Home and Garden Show income is $695,059 and expenses are $169,530 for a net income of $525,529. These numbers will change dramatically over the next several months. Budgeted net income for the Show is $254,200.Expenses related to Public Policy and Professional Standards are basically all personnel costs, incurring expenditures primarily in Labor and Overhead. The only significant expense is an event deposit.The Leadership section includes expenditures for meetings, committees, officer expenses, strategic planning, NAR Home Buyer and Seller survey and NAR meetings. The main expenses recorded through January were memberships and expenses for the president, sponsorships, and travel expenses for the chair.The Administrative section includes investment and rental income and expenses for professional fees, salaries, fringe benefits, building, insurance, occupancy, property taxes, general office expenses and depreciation.The bottom line shows Excess Receipts Over Expenditures of $1,933,016. Last year our net income was $1,844,264 for the same time period. The most significant reason for this change was an increase in Home and Garden net income; this increase is mostly due to when expenses and income were recorded and will almost certainly change in the next month or two.M/S/C to approve the unaudited Statement of Financial Position (Balance Sheet) and Statement of Activities as of January 31, 2020 and recommend placing on file for audit.Mr. Ruzicka reported on the 2020 GMAR Budget:With the effective closure of most social events, businesses, and schools due to the coronavirus pandemic, the GMAR decided to cancel the 2020 Home & Garden Show in Friday, March 13th. The effect of the cancellation is that the GMAR will refund income totaling $755,606 ($721,530 in booth fees, $25,676 in VIP Tickets, $7,600 in advertising and $800 in tickets).Expenses the GMAR incurred from the show totaled $373,724. The Association was able to move $240,249 into 2021 HGS expenses. $92,259 in advertising was spent, but some of it will, hopefully, be refunded. $4,217 was refunded by vendors, $27,315 was spent on miscellaneous items (i.e. VISA/MC fees). $24,158 was saved from contracts not yet signed.The budget impact appears to be a loss of $244,200 of net income from the show plus $119,575 in expenses on the 2020 show, for a total loss of $363,775. Additionally, the initial 2020 budget was passed with a negative $64,054 balance – under the premise that (in January) 2020 was proceeding well and the Association would make it up during the year. Therefore, the total negative number for the 2020 budget appears to be $427,831. President’s ReportMike Ruzicka reported the following in addition to his written memorandum to the Board of Directors: GMAR Strategic PlanMr. Ruzicka updated the Directors of the status of the GMAR’s “That’s Who We R” campaign. The Association commissioned Waterstreet Creative to come up with a $50,000 effort. Waterstreet Creative campaign focused on 1st time buyers (21-44 years old) utilizing digital, radio, outdoor and an HGS booth. A significant portion of the campaign was spent on media relations as well, creating media opportunities for TV, radio, and internet news services to cover REALTORS?.Waterstreet Creative created a landing page on the website, “”, “” and “.” Anyone who goes to the site will have access to downloadable fliers and videos about the importance of REALTORS? and the value they provide. The Association also continued its support of the Milwaukee Relocation handbook, with a “That’s Who We R” ad.Part of the “That’s Who We R” campaign will highlight how involved REALTORS? are in their communities. A recent survey the GMAR conducted shows that 80% of member are involved in, on average, 5 local non-profits. And, 33% donate between $100-$200/month.The GMAR postponed the start of the campaign, as much as possible, into April, due to the pandemic slowing the market and taking the general public’s attention away from real estate. He believes it is a temporary pause.Seven ethics hearings have been cancelled, which will have to be rescheduled in the near future.The GMAR will continue to enforce the Code of Ethics during the pandemic, particularly given that the governor has deemed real estate an essential service. MLSChris Carrillo, MLS CEO, discussed: Showings, listings and sales are continuing. In mid-March the Home and Garden Show was cancelled due to the COVID-19 pandemic. Over the coming months, almost all of the show’s income will be eliminated, and while many of the incurred expenses will be refunded or applied to next year’s show, there will still be significant expenses and the show will suffer a sizable net loss. At this point we are 47.4% of the way to our goal. I would not be surprised if we exceed our 500-agent goal. In 2008 when the Great Recession started, and many businesses and industries shed thousands of workers, the Association actually saw an increase in new members.Home & Garden ShowThe financial impact of the HGS is still being assessed. CommunicationsCommunicating with members has essentially been all we have done since the “Safer at Home” order was issued. Since March 20th, with most of the staff working from home, we have sent out 12 special Coronavirus emails in addition to our regular Ethics Exchange and Thursday newsletter, with an open rate of between 40% - 50%.As the initial phase of the coronavirus pandemic slowed, we pulled back the number of posts and emails we sent, because we were competing with other news outlets (i.e. RISMedia), the WRA’s and NAR’s legal and legislative updates, as well as brokers’ internal communications.Kel Svoboda, and the Executive Committee, pulled together a Community Support Committee that met via Zoom on March 28th. The goal of the committee was to find ways the GMAR can help members as well as what can be done to help the broader community to continue the “That’s Who We R” campaign. Here are the initial ideas the committee came up with:More info on the federal CARES Act and state resources - - We will continue to publish various resources for members Volunteer opportunities for REALTORS? - - We will provide links for members who want to volunteer in their local areas.Children’s Meal Distribution – Boys & Girls Clubs / Local Service Provider - - We contacted the B&GC to see what their needs are right now. Feature regional restaurants in each newsletter/SM - - Starting with last Thursday’s newsletter, we provided links to sites like “We’re Open” on WTMJ, and also feature various recommendations from members. Last week featured the Executive Committee’s recommendations. Panel Discussion on How to get through tough economic times. - - We were thinking of assembling a group of 4 members who have 25+ years of experience for a Zoom meeting. The people we think would be good are: Jim Somers, Rick Murray, Cindy Fleming, and Dale Marciniak.During a staff meeting Amanda Falk suggested we promote “We R Here for You” as a spin-off from the “That’s Who We R” campaign. We are thinking of selling some type of item (i.e. t-shirts) to raise funds for a local charity that is furthering our collective goals during the pandemic.One opportunity we may be able to use to advance the “That’s Who We R”/“We R Here for You” theme is by supporting Rochelle Gamauf, broker owner of NextHome Lake Country. Over the last six weeks she has grown an all-volunteer army that provides 2-3 home cooked meals to over 60 people throughout the metropolitan area.Monica Baer discovered Rochelle’s operation, and the GMAR donated $500 to her last week. Ms. Baer arranged for Fox 6 News to visit the Friday drop off site, where volunteers meet to take meals to those in need. I’m sure we will think about how we can leverage the “That’s Who We R” campaign in the coming day, and I would love to hear any thoughts you have. CancellationsEverything is cancelled! Virtually every event or trip on the GMAR calendar is cancelled for the year. Most of our events require several weeks of lead-time to find sponsors, have signage printed, etc. The staff is unsure that, if were to reschedule an event now for later this year, if we would be able to actually hold the event. But, if society opens more over the summer, we will look at hosting the Brewers Bash and golf outing.SentriLockWe are in the process of re-allocating the SentriLock boxes that were distributed to members over the last 18 months. SentriLock told us that we would need to conduct an audit periodically, because members naturally accumulate boxes as they list properties.
